A home is the most personal project most clients will ever commission, and choosing a residential interior design company is the decision that shapes everything after it. The right firm understands how your family lives, draws it precisely and controls the finishing on site. The wrong one produces beautiful renders and leaves you to manage the gap between the images and the walls.
This checklist is written for owners of villas, apartments and penthouses in Egypt and Saudi Arabia, and for clients in the UAE. It reflects how our team at NoVi Designs & Finishing works on residential projects, from New Cairo compounds to villas in Riyadh.
Start with portfolio fit: style and scale
Look for homes close to yours in type and size. A studio that excels at compact apartments may not have the technical depth for an 850 m² villa with a pool, and a firm known for bold modern interiors may not detail neo-classic mouldings well. Ask for drawings and site photographs, not only renders.

La Vista Villa, Cairo
850 m², modern and neo-classic: pool, bathrooms, bedrooms, staircase and living areas.
Villette Residence, New Cairo
300 m², neo-classic modern: interior and exterior finishing, joinery, lighting, kitchen, bathrooms and furnishing.
Katameya Creek Town Residence
200 m² in New Cairo, new classic: interior design and fit-out.
Our villa work was recognised with the Luxury Lifestyle Awards 2022 (winner, Best Luxury Villa Interior Design, Egypt). See our awards and certifications. If you are looking for an interior design and finishing company in New Cairo, Villette Residence and Katameya Creek Town show both halves of the job: the design and the finishing that delivers it.
Design only, or design and build (turnkey)?
| Question | Design only | Design and build / turnkey |
|---|---|---|
| Who builds? | Your own contractor and suppliers | The same company, with its specialist partners |
| Who resolves drawing gaps? | You, between designer and contractor | The company, internally |
| Cost certainty | Depends on the contractor's quote | Fixed quote for the agreed scope |
| Your time on site | Frequent visits and decisions | Scheduled approvals and progress reports |
Design only works well when you already have a finishing contractor you trust and the time to coordinate suppliers yourself. In that case, insist on a complete package of technical drawings and a BOQ, and keep the designer on site visits to protect the design intent.
Most villa owners we meet choose residential design and build because it gives them one contract from the first sketch to the keys.
What a residential interior design company should deliver on paper
- Measured survey and furniture layouts for every room
- 3D visualisations of the main spaces, approved before technical drawings start
- Material boards with real samples: stone, wood, fabrics, metal finishes
- Ceiling, lighting, electrical and plumbing point plans
- Shop drawings for joinery, kitchen, wardrobes, bathrooms and staircase
- Finishes schedule, specifications and a bill of quantities (BOQ)
Pay special attention to joinery and kitchens. They are made off site, so their shop drawings must match the finished walls, floors and MEP points exactly. Ask who manufactures them, who checks the site measurements and who is responsible if something does not fit. Our guide to kitchen design explains the sequence.
How finishing quality is controlled on site
MEP first fix inspected
Electrical, plumbing, drainage and AC routes are checked against the drawings before any wall or ceiling is closed.
Waterproofing tested
Wet areas and terraces are flood-tested before tiling.
Surfaces and levels approved
Plaster, screed and floor levels are checked before stone, parquet or porcelain is laid.
Joinery and kitchen installed
Doors, wardrobes, wall panels and the kitchen are made with specialist partners to our shop drawings, inspected on delivery and installed after wet trades finish.
Snagging and handover
A room-by-room snag list, furnishing and styling, testing of all systems and a documented handover.
These hold points are part of our ISO 9001:2015 quality system and of our finishing works on every home.
Compound rules in Egypt, villa living in Riyadh
Egypt: compounds and developers
In New Cairo, Sheikh Zayed, the New Capital and the North Coast, developers set working hours, façade rules and approval steps, often with a refundable deposit. A good company reads the compound manual before designing. See villa interior design in Egypt.
Riyadh: the villa context
Formal majlis spaces, separation between family and guest areas, generous dining and service routes shape the plan. For luxury interior design in Riyadh, see interior design in Saudi Arabia.

Wherever you are, agree the communication rhythm at the start: one point of contact, a weekly progress report with photographs, and dated approval requests for samples and drawings, so decisions never hold up the site.
Warranty, aftercare and red flags
- A written defects period and a named contact after handover
- Manufacturer warranties for appliances, fittings and systems handed over to you
- As-built drawings showing where pipes and cables run
Red flags
- A price before a site visit or a design
- No shop drawings: “the workers will sort it out on site”
- Pressure to pay large advances before a programme is agreed
- No clear answer on who manufactures the kitchen and joinery
