NoVi Designs & Finishing delivers luxury finishing works for villas, apartments and offices with nothing left vague. Every stone, paint system and ceiling detail is named in a bill of quantities before work starts, then executed and inspected stage by stage by one accountable team.

Our finishing work also runs at compound scale: we deliver concrete and architectural finishing for Mivida Gardens — 200 villas in New Cairo, and finishing, landscape and infrastructure for Capital Hills — 240 units in the New Administrative Capital. 01Finishing Works

Villa and apartment finishing, trade by trade

  1. Masonry and plastering

    New walls, openings and plaster set straight and plumb, with edge protection that keeps corners true for years.

  2. Waterproofing and screeds

    Wet areas, terraces and roofs waterproofed and tested before tiling, on screeds set to finished levels.

  3. Marble, porcelain and wood

    Slabs chosen from the actual batch and dry-laid first, so veining, shade and joint lines are set out, not improvised.

  4. Gypsum ceilings

    Framed gypsum board ceilings, coves for hidden lighting, curtain pockets and bulkheads for air conditioning.

  5. Paint and wall finishes

    Complete paint systems, wallpaper, decorative plaster and stone or wood cladding, approved on sample panels first.

  6. Doors, joinery and fittings

    Doors, wardrobes, kitchens, sanitary ware and electrical accessories installed to the drawings.

02Finishing Works

Finishing levels: super lux, ultra super lux and high-end

In Egypt the ladder runs from lux to super lux, ultra super lux and high-end, and it mostly measures how much natural stone, gypsum detail and custom joinery a home contains. In Saudi Arabia clients usually describe the starting point, a villa received as a bare structure, then raise the level room by room, with the majlis finished above the family wing.

The labels are shorthand, not standards. We turn whichever one you use into named materials and grades at three budget levels, so you can place book-matched marble in the reception and sensible porcelain in service areas. See finishing in Egypt or villa finishing in Riyadh for market detail.

Quality control on site, built into every stage

  • Samples and shop drawings approved in writing before ordering
  • Wet areas tested after waterproofing, before a single tile is laid
  • MEP rough-in photographed and inspected before it is closed
  • Levels, plumb and joint alignment checked at each stage
  • A written snag list, closed and re-inspected before you sign

04Finishing Works

Villa finishing stages, in the right order

  1. Survey, design and BOQ

    As-built survey, layout, 3D, selections, shop drawings and a priced BOQ you approve before anything is ordered.

  2. Demolition, walls and MEP rough-in

    Removals, new walls, conduits, plumbing, AC piping and low-current cabling, inspected before they are covered.

  3. Plaster, waterproofing and ceilings

    Straight plaster, tested waterproofing, then gypsum ceilings with lighting and AC openings set out.

  4. Stone, flooring and first coats

    Marble and porcelain laid to the approved setting-out while joinery is still in production.

    Execution typically 4–8 months overall

  5. Joinery, fittings and final coat

    Doors, kitchens, wardrobes and fittings installed, then the final paint coat once dusty work ends.

  6. Snagging and handover

    Joint inspection against the drawings, snag closure, deep cleaning and handover documents.

What drives the cost of finishing works

  • Starting condition: core and shell, semi-finished or finished and being upgraded
  • Stone and flooring: imported marble moves the budget fastest
  • Joinery volume: kitchens, dressing rooms, doors and cladding
  • Ceiling and lighting detail, and MEP upgrades such as concealed AC

A price per square metre means little until the specification behind it is written. After survey and design you receive a BOQ where every item carries a quantity, a material and a rate, confirmed in a fixed quotation before work starts. We do not publish per-m² prices. How is the cost of finishing works calculated?

It depends on the finishing level, the starting condition and the specification of stone, joinery and air conditioning far more than on area alone. We price a detailed BOQ after survey and design and confirm it in a fixed quotation, so you can adjust items instead of negotiating one lump sum.

What is the difference between super lux and ultra super lux?

Mostly the share of natural stone, gypsum detail, custom joinery and premium fittings. Because the labels are not standardised, we define each level in named materials in the BOQ.

How long does villa finishing take?

Execution typically takes four to eight months depending on area, starting condition and scope. Custom joinery and imported stone are ordered as soon as their selections are approved.

Do you finish semi-finished units, or only bare shells?

Both. For semi-finished units we survey what the developer installed, keep what can stay and price only the works you need, listed separately so nothing is paid for twice.

Can you finish a home designed by another designer?

Yes. We review the drawings, flag what is missing, produce the shop drawings needed on site and price the work from a BOQ.

Can I supply some materials myself?

Often, yes. We agree in advance which items you supply, their specification and delivery dates, so the BOQ, programme and responsibilities stay clear.

What warranty do you give on finishing works?

Workmanship is covered by the terms written into your contract, and installed materials carry their manufacturers' warranties, handed over with the documents. Ask for the exact wording before signing.
