Shell and core, Cat A or Cat B, know what you are getting

Before comparing quotations, be clear on the starting point. A shell and core unit usually has the structure, façade and main building services only. A Cat A finish adds base items such as ceilings, raised floor, basic lighting and HVAC distribution. A Cat B fit-out is everything that makes the space yours: partitions, meeting rooms, branded reception, kitchenette, final lighting, data, furniture and joinery. Many tenants in New Cairo and the New Administrative Capital receive something in between, so our survey records exactly what exists and what can be reused before anything is designed.

Space planning and test fits

We start with headcount, departments, growth plans and how your teams meet and collaborate. Test fits show how many workstations, meeting rooms, focus rooms and support spaces the floor can realistically hold, which is also the best way to judge a unit before you sign the lease.

Office interior design

Concept, mood boards, 3D visuals, material boards and working drawings that carry your brand through reception, boardroom and work floor, while staying practical to clean, maintain and expand.

MEP and infrastructure

HVAC zoning for meeting rooms and server rooms, lighting design, small power, data and light-current cabling, access control and fire and life safety, all designed and coordinated with building management so approvals are not a surprise at the end. Smart office controls can be integrated through partners such as HDL.

Finishing works

Gypsum board and glass partitions, acoustic treatment for meeting rooms and executive offices, ceilings, flooring and raised floors, wet areas and pantries, feature and branded walls.

Custom joinery and furniture

Reception desks, storage walls, boardroom tables and built-in joinery made to measure, plus coordination of workstations and loose furniture with floor boxes and cabling.

Handover

Snagging, testing, as-built drawings and a defects liability period, so your facility team receives a documented office, not just a finished one.

Fitting out an office in New Cairo, the New Capital, Sheikh Zayed or October

We work across Greater Cairo, New Cairo, the New Administrative Capital, Sheikh Zayed and 6th of October. In each of these areas, the building itself shapes the project as much as the design does.

• Landlord fit-out guidelines. Most business parks and admin towers issue a tenant fit-out manual and require drawing approval before works start, often with a refundable deposit and contractor insurance.
• Fire safety and civil defence. Sprinkler and smoke detector layouts, emergency lighting, exit routes and fire-rated materials must suit the building's system and civil defence requirements. Moving a partition can mean moving sprinklers.
• Working hours and logistics. Occupied towers commonly restrict noisy works to evenings or weekends, and book goods lifts and loading bays in time slots. We plan the programme around these rules from day one.
• Building services tie-ins. Chilled water or VRF connections, electrical load allocation and riser access all need building management sign-off.
• Long-lead items. Imported furniture, frameless glass partitions, VRF units and some lighting fixtures can take weeks to arrive, so they are ordered early, right after design sign-off.

What drives the cost of an office fit-out

We do not publish price lists, because two offices of the same size can differ widely. Your quotation is an itemised BOQ prepared after the survey. The main cost drivers are:

• The starting condition of the unit, shell and core or partly finished.
• The ratio of open plan to enclosed rooms, and the amount of glass partitioning.
• Acoustic targets for meeting rooms, call booths and executive offices.
