Opening or upgrading a clinic in Cairo? NoVi Designs and Finishing designs and builds clinics, dental practices and medical centres that work for patients and staff, with one team, one contract and one schedule, across Cairo, New Cairo and Sheikh Zayed.
Clinics we design and fit out
- Dental clinics: treatment rooms planned around the chair, with water, drainage, compressed air and suction routes coordinated with your dental equipment supplier before floors and ceilings are closed.
- Specialist clinics and polyclinics: consultation and examination rooms, procedure rooms and a shared reception for several doctors.
- Medical centres: larger units in medical towers and malls, zoned for departments, staff areas and storage.
- Dermatology, beauty and aesthetic clinics: treatment rooms with controlled lighting and a reception that feels closer to hospitality than to a hospital.
- Pharmacies: shelving, counters and storage planned for stock and customer flow.
What we deliver
- Medical space planning: reception, waiting, consultation and treatment rooms laid out for patient flow and privacy.
- MEP works: electrical capacity for medical equipment, plumbing, HVAC and ventilation, data and lighting.
- Hygienic finishes: easy-clean flooring, wall cladding, ceilings and joinery suited to clinical use.
- Reception and waiting areas: a calm, branded space your patients remember.
- Furniture and fit-out: supplied and installed, coordinated with your equipment suppliers.
- Handover: snagging, as-built drawings and a defects period.
Planning a clinic that works
A good clinic layout starts from how patients and staff move. We separate the public side (reception, waiting, toilets) from the clinical side (consultation, treatment, sterilisation and storage), keep walking distances short for staff, and give every consultation room acoustic and visual privacy. Clean and used instrument routes are planned so they do not cross.
Licensing requirements for clinics in Egypt depend on the type of practice and can change, so at the start we ask you to share the requirements you have received from the licensing authority, and we design the layout and finishes to meet them.
MEP for medical equipment
Medical and dental equipment needs more than standard office services. We plan dedicated circuits and sockets at equipment positions, space for backup power where your equipment needs it, ventilation and air conditioning sized for treatment rooms, hand-wash points in clinical rooms, and data points for booking and imaging systems. Specialist installations, such as X-ray room shielding or medical gases, are coordinated with a licensed specialist supplier.
Finishes for clinical use
Clinical areas need surfaces that stand up to daily cleaning and disinfection: seamless or tightly jointed flooring, washable wall finishes, cleanable ceilings and joinery with sealed edges. In reception and waiting areas we add warmth with lighting, wood-look finishes and furniture, so the clinic feels calm without losing practicality.
Working in a medical tower or mall
Most clinics are fitted out inside buildings that are already operating. We prepare the drawings that building management usually asks for before work starts, schedule noisy works around the building rules, and protect common areas during deliveries and execution.
Clinic types and what each one needs
Dental practices are driven by the chair. Each treatment room needs a floor box or wall service point in the right place for water, drainage, air and suction, a compressor and suction plant room that is ventilated and acoustically separated from patients, and a sterilisation room between the clean and used sides. Moving a chair after the floor is finished is expensive, so chair positions are fixed with your supplier first.
Dermatology, laser and aesthetic clinics need lighting that does not distort skin tone, blackout options in laser rooms, extra cooling where devices run all day, and changing space inside or next to each treatment room.
Physiotherapy and rehabilitation centres need open floor area with as few columns as possible, reinforced walls for wall bars and equipment, impact-tolerant flooring, and wider doors and corridors for patients with limited mobility.
Laboratories and sample collection points need a collection room close to reception, chemical-resistant worktops, dedicated circuits for analysers and fridges, and good exhaust ventilation.
Polyclinics with several specialities need consultation rooms that can be reassigned between doctors, a reception that can manage several queues, and shared storage that stays organised.
Choosing a unit: what to check before you sign
- Electrical capacity: whether the building can supply the load your equipment needs, and how long an upgrade would take.
- Drainage: where the drainage stacks are. Treatment and sterilisation rooms need drains, and long runs under a raised floor add cost and take height.
- Floor-to-ceiling height: enough room for ducts, lighting, ceiling-mounted equipment and a clean suspended ceiling.
- Access: a lift and entrance that work for patients with limited mobility and for equipment delivery.
- Building rules: working hours, drawing approvals, and what the building allows for outdoor AC units, signage and generators.
- Parking and visibility: patients find clinics more easily in buildings with clear signage and nearby parking.
We can visit a unit with you, or review its plan remotely, before you commit.
What drives the cost of a clinic fit-out
We do not publish a price per square metre, because two clinics of the same size can differ a lot. The main cost drivers are:
- the condition of the unit at handover (core and shell, or an old fit-out to strip out)
- the number of treatment rooms and wet rooms, each with its own services
- electrical upgrades and backup power
- specialist installations such as X-ray shielding or medical gases
- the level of finish in reception and waiting areas
- joinery and furniture, often a large share of the budget
After the site visit we give you a budget estimate with these items separated, so you can see where the money goes and decide where to save.
Opening on time
A clinic earns nothing until it opens, so the schedule matters as much as the budget. We agree the opening date at the start, order long-lead items such as imported finishes, sanitary ware and special doors early, and plan equipment delivery and installation with your supplier so it arrives when the rooms are ready. If you are upgrading an operating clinic, we can phase the works so part of the practice keeps seeing patients.
Doctors and owners abroad
If you are setting up a clinic in Cairo while working abroad or in the Gulf, we send weekly progress reports with photos, hold progress calls and ask for written approval of samples and changes, so decisions do not wait for your next visit.
