Retail store fit-out in Cairo with NoVi Designs and Finishing means one team and one design and build contract for your shop, showroom or mall unit: interior design, MEP, finishes, joinery, display fixtures, furniture and a documented handover. We work with brand owners, franchise operators and retail managers who are opening or refitting stores in Cairo malls and on high streets, and who need a store that passes mall approvals, runs smoothly for staff and is built to sell from the first day it opens.
What we deliver as a shop fit-out company in Egypt
Instead of coordinating a designer, a contractor, a joinery workshop and an MEP subcontractor separately, you get a single point of responsibility from the first site visit to the last snag.
- Retail interior design: layout, customer flow, shopfront, material palette, and lighting design, with drawings ready for landlord submission.
- MEP works: electrical, lighting circuits, HVAC connections, plumbing where needed, and fire-safety coordination with the building or mall systems.
- Finishes and joinery: flooring, ceilings, wall finishes, custom display units, shelving, counters, cash wrap and fitting rooms.
- Furniture and fixtures: supply and installation, coordinated with your brand standards.
- Handover: snagging, as-built drawings and a defects period after opening.

How mall shop fit-out works in Cairo
Opening a unit in a mall such as Cairo Festival City, Mall of Arabia, Mall of Egypt, Point 90 or Waterway is a different job from fitting out a street shop. Every mall has its own rules, and the fit-out contractor has to work inside them. A typical mall tenant fit-out follows these steps:
- Tenant manual review: the landlord design criteria set rules for shopfront height, signage, materials, ceiling, lighting levels and MEP connection points. We read it before we draw anything.
- Drawing approval: design, shopfront and MEP drawings are submitted to mall management, and comments are closed out before work starts on site.
- MEP and fire-safety coordination: sprinklers, smoke detection, HVAC and power are tied into the mall systems according to the landlord's technical requirements.
- Hoarding and site rules: a branded hoarding goes up in front of the unit, and work follows the mall's permitted hours, which are often night shifts so that neighbouring shops keep trading.
- Execution: you receive weekly progress reports so you always know where the store stands.
- Handover inspection: mall management inspects the unit before trading, and we close the snag list and hand over as-built drawings.
High-street shops in Sheikh Zayed, New Cairo and other districts have fewer landlord rules, but they still need proper permits, a strong shopfront and an MEP design that suits the building.
Retail design that sells
A good store is not only attractive. It is a sales tool. The decisions that matter most:
- Layout and customer flow: leading shoppers past key products, keeping aisles comfortable and giving the best wall to the best margin.
- Shopfront and window display: the few seconds in which a passer-by decides to walk in, especially in a busy mall corridor.
- Lighting: accent lighting on merchandise, true colour rendering for clothes and cosmetics, and a lighting plan that is practical to maintain.
- Fitting rooms: size, mirrors, lighting and privacy, because this is where many buying decisions are made in fashion retail.
- Cash wrap: placed for queuing, impulse items and staff visibility of the floor.
- Back-of-house: enough storage and a workable stock route so the sales floor stays clean.
- Durable finishes: flooring and joinery that survive heavy footfall and daily cleaning.
Rolling out multiple branches and franchise stores
If you are opening several branches or operating a franchise, consistency is the brief. We help you turn one approved concept into a repeatable store standard: a kit of fixtures, a finishes schedule and design rules that adapt to different unit sizes and mall manuals while keeping the brand recognisable. Each new branch starts from a tested design, which simplifies approvals, procurement and quality control.
What drives the cost of a retail fit-out
Every store is priced on its own scope after a site visit. The main cost drivers are:
- Unit size and the condition of the space at handover from the landlord.
- Shopfront design, glazing and signage.
- Amount and complexity of custom joinery and display fixtures.
- Lighting specification.
- MEP scope, including HVAC and fire-safety works required by the mall.
- Specific mall requirements, such as night working and approved materials.
- The target opening date.
After the concept stage you receive a budget estimate, and after detailed design a fixed scope, so the scope is agreed in writing before execution starts.
