Madinet Masr commissioned Kinda Community Center, a community and recreational building in Taj City, New Cairo. NoVi is the integrated design & build contractor, and the scope runs from the architecture through the interior fit-out, MEP and FF&E to the landscape and courtyard, the pool and the external works. The project is under construction.
A community centre is a shared living room for a neighbourhood. It has to welcome very different users through the day, move easily between indoor rooms and outdoor space, and stay durable under constant use. When a pool and a courtyard are part of the programme, the building and its grounds have to be planned as one place, with services, finishes and furniture chosen for heavy, everyday wear.
The integrated design & build route keeps every one of those layers with one team. The architecture sets the relationship between the building, the courtyard and the pool; the MEP is coordinated with it from the design stage; and the interior fit-out and FF&E are developed within the same programme rather than procured separately.
The landscape, pool and external works are treated as part of the building, so the centre and its outdoor spaces are planned and built as one.
