Hundreds of items, dozens of suppliers, one opening date. We specify, source, track, deliver and install furniture, fixtures and equipment against the approved design.
FF&E supply is the stage between a finished space and an occupied one: loose furniture, decorative lighting, curtains, rugs, artwork and operating equipment. We run it as a core capability, managed from the same drawings and BOQ as the fit-out, so every piece arrives when the space is ready for it.
For Hassan Café in Riyadh (400 m²) our scope ran from interior design to FF&E, lighting and custom joinery, and FF&E coordination is part of our design and build scope for The Marquee and Kinda Community Center in Taj City, New Cairo. Custom pieces are made with manufacturing partners — we do not run our own factory — and our suppliers include Asfour Crystal, Mazloum and Sedar.

Every item by room, with quantity, size, material, finish code and image, approved as a document, not a shopping trip.
Priced line by line, so an overrun is fixed by changing a fabric grade or a brand, not by cutting the whole package.
Samples obtained, lead times confirmed and orders placed with deposits, shipping terms and delivery windows recorded.
Majlis seating, reception desks and headboard walls designed in-house and built with our joinery partners.

Hospitality FF&E is repetition under pressure: the same room furnished dozens of times, commercial-grade fabrics and finishes, and an opening date that cannot move. We specify for durability and maintenance, approve a sample room or key pieces before bulk orders, and sequence deliveries floor by floor.
Our hospitality interiors include Fairmont Nile City in Cairo, Talisman Hotel in Zamalek and Shams Hotels & Resorts near Marsa Alam; on hotel work we can carry the design into the FF&E schedule and procurement. See hotels.

The priced schedule is issued with physical samples wherever possible, and you approve it line by line.

From Cairo we combine local manufacturing with imported pieces for projects in New Cairo, Sheikh Zayed, the North Coast and beyond. From our Riyadh office in Al Olaya we furnish villas, majlis and offices across the Kingdom, with customs and import timing built into the programme. Stock items can arrive quickly, while custom upholstery, imported pieces and made-to-measure curtains take much longer. We confirm each line's lead time before ordering and schedule the longest first.
Yes, as part of a hospitality design or fit-out scope. We specify commercial-grade items, approve key pieces or a sample room first, and deliver floor by floor to the opening programme.
Yes, and it is the simplest route. Inside a design and build contract the FF&E schedule sits in the same BOQ and programme as the construction works, under one point of accountability.
