Egypt · Design & build
One contract, one team and one BOQ in Egyptian pounds, from the first sketch to the day you receive the keys.
As a design and build company in Egypt, NoVi carries the design and the construction under one contract. You approve one design, one bill of quantities and one programme, and a single team answers for the result, which is what turnkey (تسليم مفتاح) should mean.
The model scales. For Madinet Masr in Taj City, New Cairo, we are the design and build contractor for The Marquee, a 1,500-seat venue of about 4,675 m², and the Kinda Community Center. For a family, the same approach delivers a finished villa, run under our ISO 9001:2015 quality system.

01Design & Build in Egypt
The usual Egyptian route splits a project between a designer, a finishing contractor, an electromechanical subcontractor, a joinery workshop and a furniture showroom. Each one is right in its own contract, and the gaps between them become your problem: details redrawn on site, quantities re-priced, weeks lost waiting for the next trade.
Design and build closes those gaps. The people who drew the shop drawings coordinate the site, every change becomes a priced line in the BOQ before it is built, and handover is a single date rather than a negotiation between contractors. For the method behind it, see our design and build service.

A turnkey contract is priced from the BOQ, not a headline rate per metre, which matters in a market where material prices move.
| What is in the contract | Effect on the total |
|---|---|
| Unit condition | Red brick needs the full scope; semi-finished may save items or require rework |
| Finishing level and stone | The largest single variable in a residential budget |
| Joinery | Kitchen, dressing rooms, doors and cladding are often the biggest line |
| MEP scope | Concealed or central AC, electrical upgrades and smart systems |
| Furniture and landscape | Included or excluded; decide early, because lead times set the end date |
How your price is built: site survey, then the design you approve, then a BOQ priced item by item in EGP, then a fixed quotation you sign before work starts. We do not publish per-m² prices. See what drives finishing cost on villa and apartment finishing in Egypt.

Questions
Straight answers to what clients ask us before a site survey. Not covered here? Ask the team directly.
Ask the teamWhatever the contract lists: typically design, electromechanical works, finishing, joinery and kitchens, and, if you choose, furniture, lighting and landscape. Each is a priced section of the BOQ, so nothing is assumed and nothing is left for a second contractor.
Item for item, not necessarily. What it removes is the cost of the gaps: redrawn details, re-priced quantities and idle weeks between trades. You also compare one BOQ instead of several quotes built on different assumptions.
Yes. We handle the developer permit, execute every trade and hand over with furniture installed if it is in the contract. Execution typically takes four to eight months depending on area and scope.
Yes. In Taj City, New Cairo we are design and build contractor to Madinet Masr for The Marquee and the Kinda Community Center, and our Egyptian projects include gates, clubhouses and residential compounds.
Payment stages are written into the contract before work begins and follow defined milestones, so you know what each payment in Egyptian pounds covers. Approved changes are priced as separate BOQ lines.
Yes, and turnkey suits it best, because one team holds every trade. You approve the design and BOQ online, then follow progress through regular updates until handover.
