Villa Finishing in the New Administrative Capital, Designed and Built by One Team

Turnkey villa finishing across the New Administrative Capital, New Cairo and Sheikh Zayed: design, MEP, finishes, kitchens and furniture under one contract.

Villa finishing in the New Administrative Capital is what NoVi Designs and Finishing does as one design and build contractor: interior design, MEP, finishing works, kitchens, wardrobes, smart home, exteriors and furniture under one contract, one schedule and one accountable team. Most villas, twin houses and town houses in the New Capital are handed over as core and shell or semi-finished, and we take them to a furnished home ready to move into, rent out or hold. Execution typically takes 4 to 8 months depending on scope, and every quote follows a survey of your actual unit.

Book a site survey and we start by documenting the handover condition, the utility status and the compound rules, then agree the scope with you.

What is different about finishing a villa in the New Capital

The New Capital is still being built around you, and that changes how a finishing project should be planned.

  • Most units start from core and shell: nothing inside is fixed yet, which gives full design freedom but means the furniture layout, kitchen, AC system and lighting plan must be approved before any electrical or plumbing work starts.
  • Utilities can lag the handover: permanent electricity meters, water and sometimes gas may be connected after the keys. We check the status at the survey and plan works and testing around it, so the schedule does not stall at the end.
  • Distance and logistics: the Capital is a long drive east of Cairo, so materials are ordered against the approved BOQ and delivered in planned batches, and site supervision visits are scheduled rather than ad hoc.
  • A neighbourhood under construction: dust and ongoing works nearby mean finished surfaces, joinery and furniture are protected, and the most delicate items are installed last.

Where we work in the Capital

We work in the residential districts and gated compounds of the New Administrative Capital, including the developer compounds where units are now being handed over. We also cover New Cairo, Mostakbal City and Madinaty on the way east. Naming these areas tells you where our survey team goes, not where we have built. Our gallery pages below show the finish level you can expect.

Compound fit-out rules

Developers and compound management in the Capital usually ask for drawings before works start, contractor and worker registration, set working hours, rules for deliveries and debris removal, and often a refundable fit-out deposit. Facades, pergolas, boundary walls, window changes and AC outdoor units normally have approved designs and locations. The rules differ by developer and can change, so we review them with you during the survey, prepare the drawings they request and design within the guidelines so nothing finished has to be undone.

What we deliver

  • Interior design: concept, mood boards, 3D visuals, material selection, BOQ and shop drawings.
  • MEP works: electrical load calculation, panels and earthing, plumbing, water tanks and pumps where needed, AC routing (split, concealed or ducted) and lighting design.
  • Finishing works: flooring, gypsum ceilings, paint, wall cladding, doors and joinery.
  • Kitchens and wardrobes: designed and built to fit. See our kitchen design and build service.
  • Smart home: wiring planned before plastering and ceilings. See home automation.
  • Exteriors and outdoor areas: facades within the developer guidelines, terraces, roof areas and landscape coordinated with the interior.
  • Furniture and decor: supplied and installed, so you receive a furnished home.
  • Handover: snagging, as-built drawings and a defects period.

Designing for the Capital's climate

The Capital sits in open desert east of Cairo, with dust, strong sun and hot summers. On a new villa the effect is largest on roofs, exposed facades and outdoor areas, so we plan for it from the start:

  • Well-sealed aluminium or uPVC windows, with double glazing on exposed facades, to keep dust and heat out and reduce the AC load.
  • Roof insulation and waterproofing checked or added before any roof terrace finish goes on top.
  • AC sized for each floor and double-height space, with outdoor units in approved, shaded and serviceable spots.
  • Durable, easy-to-clean and slip-resistant finishes in entrances, terraces and outdoor areas.

Finishing to live in, rent out or hold

Many Capital villas are bought as a future family home, a rental or an investment. The brief changes the specification: a family home puts the money into layout, storage, kitchen and comfort, while a rental or resale unit favours durable mid-range materials, neutral design and fittings that are easy to maintain and replace. We set this direction with you at the design stage, so the BOQ matches the purpose of the villa.

What drives the cost of finishing a villa in the Capital

There is no honest single price per square metre for a villa. Cost depends on the handover condition, the built area and number of floors, the number of bathrooms, the AC system, smart home and lighting, the kitchen and wardrobe specification, exteriors and landscape, and imported materials that move with the exchange rate. NoVi quotes from an itemised BOQ after the site survey and design, and any change during execution is approved in writing.

Common mistakes to avoid

  • Starting electrical and plumbing before the furniture and kitchen layout is approved.
  • Scheduling final testing and move-in before the permanent utilities are confirmed.
  • Leaving AC and smart home wiring until after ceilings and plastering.
  • Changing a facade or adding a pergola without the developer's approval.
  • Splitting the job between separate tradesmen with no single party responsible.

How a project runs

  1. Discover: site survey, as-built layout, handover condition, utility status and compound rules.
  2. Design: style direction, 3D visuals, material list, BOQ and shop drawings.
  3. Deliver: execution and supervision, typically 4 to 8 months depending on scope, with progress updates and site checks against the shop drawings.
  4. Delight: snag list, handover and help with moving in.

Owners living abroad, and there are many in the Capital, approve the design on mood boards, 3D views and a priced BOQ, then receive regular progress updates with photos, so they can follow the villa remotely and plan visits around key milestones.

Questions

Frequently asked questions

Straight answers to what clients ask us before a site survey. Not covered here? Ask the team directly.

Ask the team

Do you finish villas in New Administrative Capital compounds?

Yes. We work in the residential districts and developer compounds of the New Capital, and coordinate drawings, permits, working hours and site access with compound management.

Can you start before the permanent utilities are connected?

Often yes. Design, rough works and most finishing can proceed while meters and connections are pending. We check the utility status at the survey and schedule final testing and handover around it.

How much does villa finishing in the New Capital cost?

It depends on the handover condition, built area and floors, bathrooms, AC system, smart home, kitchen and wardrobe specification, exteriors and imported materials. We quote from an itemised BOQ after the site survey rather than a generic price per square metre.

How long does finishing a villa take?

Execution typically takes 4 to 8 months depending on scope, after the design and BOQ are approved.

Can you finish a villa for rental or resale?

Yes. For rental or resale units we specify durable mid-range materials, a neutral design and fittings that are easy to maintain, and we agree this direction before the BOQ is priced.

I live abroad. Can you manage the project?

Yes. Design is approved on mood boards, 3D views and a priced BOQ, and you receive regular progress updates with photos during execution.
