Finishing in Mountain View means taking a villa, iVilla, townhouse, twin house or apartment from the condition the developer handed it over in to a home that is ready to live in, while following the compound's fit-out rules. NoVi Designs and Finishing does this as one design and build contractor: interior design, MEP, finishing works, kitchens, wardrobes, smart home, landscape and furniture under one contract, one schedule and one accountable team.
Mountain View is one of the New Cairo compounds where NoVi has already delivered projects. Book a site survey and we start by documenting your unit's existing condition and agreeing the scope.
Which Mountain View community is your unit in?
Mountain View communities sit in East Cairo, West Cairo and on the North Coast. Each has its own management, handover standard and fit-out rules, so we confirm them for your specific compound before the schedule is set.
Finishing an iVilla: what is different
The iVilla is a Mountain View unit type that stacks villa-style homes, each with either a private garden or a roof terrace. That brings finishing decisions a normal apartment does not have.
- Garden units: drainage and waterproofing where the floor meets the garden, plus outdoor lighting, irrigation points and power planned together with the interior.
- Roof units: roof waterproofing and thermal insulation tested before any finishes go on, shading or a pergola, and AC outdoor units placed so they do not take over the terrace.
- Internal stairs and double-height spaces: stair finishes, railings, lighting and joinery detailed as one design rather than by separate trades.
- Shared walls and slabs: acoustic and waterproofing details that protect you and the units next to you.
What condition is your unit in?
The starting point decides the scope and the budget, so we confirm it on site before anything is priced.
- Core and shell: structure and facades only. Everything inside starts from zero, which gives the most design freedom and the largest scope.
- Semi-finished: plastering and basic conduits. These often need re-routing for the new layout, the AC plan and the lighting design.
- Fully finished by the developer: the work becomes an upgrade, usually kitchens, bathrooms, lighting, ceilings, smart home, joinery and furniture.
Working inside the compound
Gated compounds usually ask for drawings before works start, contractor and worker registration, set working hours, rules for material deliveries and debris removal, and in some cases a refundable deposit. The exact requirements are set by compound management and can change, so we review them with you at the start and plan deliveries, storage and the work sequence around them to avoid losing days at the gate.

What drives the cost of finishing a Mountain View unit
There is no honest single price per square metre. Cost depends on the handover condition, the area and number of bathrooms, any change to kitchen or bathroom positions, the AC system, roof or garden works, the kitchen and wardrobe specification, smart home, and imported materials that move with the exchange rate. NoVi quotes from an itemised BOQ after the site survey, and any change during execution is approved in writing.
Common mistakes to avoid
- Starting electrical and plumbing before the furniture and kitchen layout is approved.
- Laying terrace or roof finishes before the waterproofing has been tested.
- Leaving AC and smart home wiring until after ceilings and plastering.
- Accepting a per-metre quote without an itemised BOQ.
- Starting works before compound management has approved the drawings.
