Apartment finishing in New Cairo and Fifth Settlement means turning a core & shell or semi-finished unit into a home ready to live in: interior design, electrical, plumbing and AC works, plastering and paint, flooring and ceilings, kitchen and wardrobes, then handover, all within your compound's rules. NoVi Designs & Finishing does this as a single design & build contractor accountable from survey to handover, working in compounds across New Cairo and Fifth Settlement.
Book a site survey and we will start by documenting your unit's existing condition and defining the scope.
Why finishing in New Cairo is different
How units are handed over
- Core & shell: structure and external walls; most interior work starts from scratch, which gives the most design freedom.
- Semi-finished: usually plastering and basic electrical and plumbing conduits, which often need adjusting to the new layout, AC and lighting plan.
- Fully finished by the developer: work is typically a redesign or upgrade of kitchens, bathrooms, lighting or adding smart home.
What is actually delivered depends on your developer contract, so we always begin with a site survey and an as-built drawing.
Compound rules and approvals
Most New Cairo compounds have fit-out regulations. These typically include submitting drawings before works begin, registering the contractor and workers, a refundable deposit in some compounds, set working hours, and rules for material deliveries and debris removal. Requirements differ from one compound to another, so check your compound's rules early to avoid delays. NoVi's team can advise on coordinating with compound management during the site survey.
Logistics
Deliveries into a gated compound need coordination with gates and delivery windows, and on-site storage has to be planned around the work sequence. A contractor based nearby spends less time travelling and can visit the site more easily.
We are local
NoVi's Egypt office is in Bavaria Town Towers on Kattameya Road, close to the compounds where many of our projects are.
Finishing levels explained: lux, super lux, ultra super lux, high lux
These labels are common in Egypt but have no official standard; each contractor defines them differently. Treat them as a rough description and rely on the written BOQ. Broadly, this is what changes as you go up:
| Item | Lux | Super lux | Ultra super lux / high lux |
|---|
| Flooring | Local ceramic or porcelain | Larger-format porcelain, sometimes parquet in bedrooms | Marble, imported porcelain or engineered/solid wood |
| Ceilings | Paint with simple gypsum | Gypsum board in reception and corridors | Full ceiling design with concealed lighting |
| Electrical and lighting | Basic points | Extra points and spotlights | Full lighting design, smart home ready |
| AC | Split unit preparation | Concealed routing or ducted-ready | Ducted or central AC integrated into ceilings |
| Bathrooms and kitchen | Standard sanitary ware | Higher-tier brands, designed kitchen | Concealed fittings, natural surfaces, custom joinery |
What drives the cost of finishing in Fifth Settlement
There is no single price per square metre that applies to every unit. The cost of finishing depends on the drivers below, and material prices in Egypt change often, so any per-metre figure you see online can go out of date fast and rarely matches your own specification. It is more useful to understand what moves the cost:
| Cost driver | Why it matters |
|---|
| Area and number of bathrooms | Wet areas and kitchens cost more per m² than bedrooms. |
| Handover condition | Core & shell needs more work; semi-finished may need demolition and re-routing. |
| MEP changes | Moving a kitchen or bathroom adds work and approvals. |
| AC system | Ducted and central systems need ceilings, ducts and early coordination. |
| Kitchen and wardrobes | Materials, hardware and custom manufacturing are a major budget line. |
| Smart home | Wiring and control points must be planned before plastering and ceilings. |
| Imported materials | Exposed to exchange rates and lead times. |
| Compound rules | Restricted hours and deposits affect schedule and indirect cost. |
That is why NoVi quotes from a BOQ (bill of quantities) after the site survey, based on your actual scope and materials, not from a generic rate.
Common mistakes when finishing compound units
- Starting before the design: laying electrical and plumbing before the furniture and kitchen layout is approved often leads to demolition and rework.
- Forgetting AC and smart home: their wiring and routing must come before ceilings and plastering; adding them later is usually more expensive and harder to do well.
- Accepting a quote without a BOQ: a per-metre price with no itemised list of works and materials invites disputes and extra charges during execution.
- Ignoring compound rules: starting works before management approval can get the site stopped and delay the schedule.
- Splitting responsibility across separate tradesmen: when something goes wrong, it is hard to know who is responsible, and you end up coordinating between them.
Our process: four stages from survey to handover
- Discover: site survey and an as-built 2D layout of your unit, plus a discussion of your needs.
- Design: style direction and mood boards, 3D shots, material list, BOQ, suppliers list and shop drawings.
- Deliver: execution typically takes 4 to 8 months depending on scope, with progress updates and on-site checks that works comply with the shop drawings.
- Delight: handover of your finished home.
