A home in El Gouna is usually a second home, a holiday rental, or both. That changes how it should be finished. The house sits by the water on the Red Sea, around 450 to 470 km from Cairo by road, and you will probably visit the site a few times at most during the works. The materials have to stand up to strong sun, dry heat, salt air and wind-blown sand. The layout has to work for a family weekend and for a rental guest who has never seen the place. NoVi Designs and Finishing handles El Gouna villas, townhouses, apartments and chalets as one design and build team, from site survey to handover. We have delivered projects in El Gouna and on the North Coast, as well as homes in Cairo compounds such as Hyde Park, MiVida and Madinaty.
Why finishing in El Gouna is different
El Gouna is a private town developed by Orascom Development on the Red Sea coast, roughly 20 to 25 km north of Hurghada. Homes are spread across lagoon-front plots, marina areas and newer developments, and each area has its own handover condition and community rules. Four things shape almost every finishing decision here.
- Sun and heat. Summer daytime highs are typically in the mid 30s °C, and heatwaves in July and August can push past 40 °C. Sun exposure is strong all year, so UV-stable finishes, heat-reflective exterior paint and shading on terraces matter more than in Cairo.
- Salt air and humidity at the water's edge. Lagoon-front and beach homes see salt spray and damp mornings. Exposed metal, fixings and outdoor electrical points corrode quickly unless they are specified for coastal use.
- Wind and sand. El Gouna is windy for most of the year, which is why it is a kitesurfing destination. Fine sand gets into window tracks, door thresholds, AC units and pool equipment. Good sealing and easy-clean surfaces save real maintenance time.
- Distance and logistics. Many materials, joinery items and specialist trades come from Cairo via the Ain Sokhna and Red Sea road, or are sourced in Hurghada. Deliveries need to be planned in batches, and site access follows the town's working rules.
Our North Coast finishing page covers Mediterranean salt-air specifications in detail. The Red Sea is a different brief. It is hotter, drier, sunnier and windier, with more homes opening straight onto lagoons.
Villa, townhouse and chalet finishing we handle
Lagoon-front and standalone villas
Full interior and exterior finishing, including facades, terraces, pergolas, outdoor kitchens, pool decks and the transition to the lagoon edge or private jetty area where one exists. We plan landscape, lighting and shading together so the outdoor spaces work through a hot afternoon, not only at sunset. See our villa exterior design and landscape design galleries.
Townhouses and twin houses
Handover condition varies by project. Some El Gouna units are sold fully finished by the developer, others semi-finished or core and shell. We take each one through the scope it needs, from upgrading a developer finish to the full works: layout tweaks within the rules, MEP, flooring, kitchens, bathrooms, joinery and roof terraces. A good roof top design can add a second living room with a sea or lagoon view.
Apartments and chalets
Smaller units need to work harder. We design for hard-wearing surfaces, smart storage for beach gear, lockable owner storage if you rent out, and compact kitchens that a guest can use without instructions. Browse modern residential and luxurious residential projects for style direction.
Renovating an existing El Gouna home
Many older homes in El Gouna need a refresh: tired bathrooms, corroded fittings, outdated lighting and AC. We survey what can stay, what must be replaced, and what is causing the damage in the first place, so the new finish does not repeat the old problems.
Materials and specifications for the Red Sea climate
Every El Gouna project gets a three-tier material selection guide, so you can compare good, better and best options for each space against your budget. The principles we apply on the Red Sea are consistent.
- Outdoor floors. Non-slip, light-coloured porcelain or natural stone that stays cooler underfoot near pools and on terraces. Dark stone can become too hot to walk on in summer.
- Exterior paint and render. Breathable, UV-resistant, light-reflective systems on properly prepared surfaces. Colours are chosen knowing that strong sun fades saturated tones faster.
- Metalwork and fixings. Marine-grade stainless steel or powder-coated aluminium for railings, pergolas, hinges and outdoor fixtures. Standard mild steel and low-grade stainless will stain and rust near the water.
- Windows and doors. Well-sealed aluminium systems with drainage designed for sand, and glazing selected to cut heat gain on sun-facing elevations.
- Joinery. Moisture-resistant boards, sealed edges and hardware rated for humidity, especially in kitchens and wardrobes in homes that stay closed for weeks.
- Electrical and smart home. Outdoor-rated sockets and lighting, sensible circuit protection, and smart controls so you can check AC, lighting and security while away.
- Soft furnishings and curtains. Fade-resistant fabrics and blackout layers for bedrooms.
We work with suppliers such as Schneider, Futec, Mazloum, Crystal Asfour, HDL and SEDAR. The final list for your project is shared with the BOQ, so you know exactly what is being installed.
Designing for a holiday home and the rental market
Many El Gouna owners rent their home out for part of the year. If that is your plan, say so at the survey stage, because it changes the design.
- Durable, easy-clean surfaces in kitchens, bathrooms and outdoor areas.
- A lockable owner's cupboard or room for personal items.
- Enough sleeping space and bathrooms for the group size you want to rent to.
- Outdoor showers and sand-friendly entrances so beach sand stays outside.
- Photogenic, coherent styling that looks good in listing photos without feeling like a hotel.
Approvals and town rules
El Gouna is managed as a private town, and works inside it typically need approval before they start. Rules usually cover external changes such as facades, colours, pergolas, pools and boundary walls, as well as working hours, contractor access, deliveries and waste removal. Requirements can differ between areas and developments, so we always check the current rules with the town's building or technical department and your developer before design is finalised. Our survey includes a review of your unit's handover condition and the rules that apply to it, and those rules are built into the design and shop drawings.
How we work on El Gouna projects
- Discover. Site survey, an as-built 2D layout, and a review of the handover condition and community rules. You can join the survey in person or by video call.
- Design. Style direction and mood boards, 3D visualisation, the three-tier material selection guide, a detailed BOQ, a suppliers list and shop drawings. You approve each step before we move on.
- Deliver. Execution and supervision by one accountable team, typically 4 to 8 months depending on scope. You receive regular photo updates throughout.
- Delight. A snag list walk-through, corrections, and handover of a home that is ready to use or to rent.
Owners who live in Cairo or abroad
Many El Gouna owners live in Cairo or abroad, and our process is built for that. Design is approved on mood boards, 3D visuals and a priced BOQ, so decisions are made on clear documents rather than site visits. During execution you get documented photo updates, and you can visit at key milestones if you choose. One team is responsible for design, site and suppliers, so you are not coordinating separate contractors from 450 km away.
Best time to start and plan your timeline
Many owners want their home ready for a specific season, such as winter holidays or the summer rental peak. Work backwards from that date. Allow time for survey and design, then for approvals, then for execution. Summer heat affects working hours and some trades, so a realistic programme accounts for it. Starting the design while you wait for handover is often the best way to save time.
What drives the cost of finishing in El Gouna
We do not publish a fixed price per square metre, because two homes of the same size can need very different work. Your quote is a detailed BOQ prepared after the survey and design. The main cost drivers are:
- The handover condition, from core and shell to fully finished.
- The scope of outdoor work: pools, decks, pergolas, landscape and lighting.
- The material tier you choose for each space.
- Coastal-grade specifications for metalwork, fixtures and electrical.
- Smart home, AC and MEP upgrades.
- Logistics, transport of materials and site rules in El Gouna.
Finishing elsewhere in Egypt
If you also have a home in Cairo, the same team can take it on. See villa finishing in Sheikh Zayed, finishing in 6th of October, apartment finishing in New Cairo and villa finishing in the New Capital. We execute projects in Egypt and Saudi Arabia only.
