Chalet, Twin House and Villa Finishing on the North Coast

Design and build finishing for North Coast chalets, twin houses and villas, specified for salt air and humidity and planned around the compound work season, from site survey to handover.

North Coast chalet finishing and villa finishing on the Sahel is a different job from finishing a home in Cairo. Salt air, humidity, sand, a short summer season and a site 200 km or more from the city all change how a chalet, twin house or villa should be designed, specified and built. NoVi Designs and Finishing is a design and build team: one accountable team runs the site survey, interior design, 3D visualisation, shop drawings, a detailed BOQ, execution, supervision and handover. Execution typically takes 4 to 8 months depending on scope, and every quote follows a survey of your actual unit. We have delivered projects on the North Coast and in El Gouna, as well as homes in Cairo compounds such as Hyde Park, MiVida and Madinaty.

Who this page is for

  • Owners receiving a new chalet, twin house or villa on the North Coast as core and shell or semi-finished, who want one contract from bare walls to a home ready for the first summer.
  • Owners of older chalets and villas that suffer from rust stains, peeling paint, damp smells and failed waterproofing after a few winters, and want a renovation built to survive the sea.
  • Owners in Cairo or abroad who cannot be on site and need documented approvals.

If you want labour only while buying materials yourself, or the cheapest finish per square metre, we are probably not the right fit. On the coast, cheap specifications are usually the ones that rust, peel and get redone.

Where our survey team goes on the North Coast

The coast is a long strip, and the brief changes from one belt to the next. Our survey team covers chalets, twin houses and villas along the whole stretch, including:

  • The established belt from Agami to around Km 100, including Marina El Alamein. The early Sahel villages built from the 1990s between Agami and Km 60 are older stock, so many owners there are renovating rather than finishing from scratch.
  • El Alamein and Sidi Abdel Rahman: New Alamein, Marassi by Emaar Misr, Hacienda Bay and Hacienda White by Palm Hills, Amwaj and Telal.
  • Ras El Hekma and further west: Ras El Hekma, Mountain View Ras El Hekma, Fouka Bay, Seashell, Hacienda Heneish, Silver Sands and Almaza Bay, where many owners are receiving new units now.

Naming these areas tells you where our survey team goes, not where we have built. If your coastal home is in a Palm Hills or Mountain View community, our Palm Hills finishing and Mountain View finishing pages cover how we work with those developers' handover standards.

Designing for salt, humidity, sand and sun

A finish that lasts ten years in Cairo can fail in two winters by the sea. We specify against each coastal threat.

Corrosion of metals

  • Stainless steel: grade 316, which contains molybdenum, for outdoor handrails, balustrades, outdoor showers, pool fittings and exposed fixings. Grade 304 is fine indoors but tends to stain and pit in salt air.
  • Aluminium: window and pergola systems with seaside-grade powder coating or anodising, with stainless fixings isolated from the aluminium so the two metals do not react and corrode.
  • Steel: hot-dip galvanised and then painted for any structural or decorative steel outdoors, never plain painted steel.
  • Hardware: door handles, hinges and locks in finishes rated for coastal use, since cheap plated brass and zinc fittings blister quickly.

Salt efflorescence and damp

White salt bloom on walls is common on the coast. It comes from salts in sand, water and blocks moving to the surface. We insist on washed sand and fresh water for plaster and screed, proper damp-proofing at ground level and breathable, humidity-resistant paint systems. In wet areas and closed spaces we use moisture-resistant gypsum board and moisture-resistant boards for joinery.

Mould in closed-up chalets

Most chalets stay closed from autumn to spring. Without air movement, humidity builds up and mould appears in wardrobes, behind furniture and on ceilings. We plan ventilation from the start: vented or louvred joinery doors, air paths between rooms, extract fans in bathrooms and kitchens, and finishes that tolerate humidity. A simple closing-up routine for winter matters as much as the materials.

AC, sun, sand and wind

  • Air conditioning: outdoor units near the sea corrode fast. We specify units with factory anti-corrosion coated coils and place them in approved, shaded and serviceable spots, away from direct sea spray where possible.
  • UV: UV-stable outdoor paints, fabrics and furniture, and light-coloured, slip-resistant flooring for terraces and pool decks.
  • Sand and wind: well-sealed window systems with good gaskets, sand traps and washable mats at entrances, and drainage that sand does not block.

Waterproofing and drainage

Roofs, terraces, bathrooms and pools need proper waterproofing, tested before the finish goes on. Falls to drains, overflows on roof terraces and pool tanking are checked on site. Outdoor electrical points, pool lighting and outdoor showers get suitable IP ratings and earth leakage protection.

Seasonality: the North Coast work window

Timing is the biggest difference between finishing on the coast and finishing in Cairo. Owners use their homes mainly in summer, and many compounds restrict or stop fit-out works during the peak season, typically around June to September. Rules vary, so check your compound's fit-out calendar before planning anything.

That leaves autumn to spring as the real work window. The plan that works is simple:

  1. Survey and design early, so drawings and permits are ready before the window opens.
  2. Execute out of season, from autumn through spring.
  3. Hand over before summer, so the family arrives at a finished home.

If you start the conversation in late spring, the honest answer is often to design now and build after the season. Rushing into June usually means stopped works and a half-finished chalet all summer.

Logistics far from Cairo

Materials travel 200 km or more by truck. We order against the approved BOQ, batch deliveries to the compound's allowed delivery times, and plan on-site storage and workforce logistics, so the site does not stop waiting for a single item.

Handover levels and compound fit-out rules

  • Handover level: core and shell, semi-finished or fully finished from the developer. We record exactly what is delivered, such as plaster, screed, window frames, the electrical feed and plumbing risers.
  • Fit-out permit: most compounds ask for drawings to be submitted to facility management for approval before work starts. We prepare them.
  • Contractor registration and gate passes: workers and vehicles are usually registered in advance.
  • Fit-out deposit: many developers hold a refundable deposit against damage or rule breaches. A clean, well-run site protects it.
  • Façade, pergolas and AC positions: these usually have approved designs and locations. We design within them so you are never asked to remove finished work.

Family home or rental-ready chalet

Tell us early whether the home is for the family only or will also be rented out on short-stay platforms, because the brief changes.

  • Family home: more personal materials, soft furnishings, storage for beach gear and space for guests.
  • Rental-ready: durable, easy-clean surfaces, hard-wearing fabrics, robust hardware, simple replaceable fittings and a lockable owner storage room or cupboard for personal items.

Designed for beach life

  • Outdoor showers and a rinse point before the entrance.
  • Sand traps and washable floors at entrances and stairs.
  • Washable, removable fabrics and outdoor-grade cushions.
  • Ground-floor gardens and roofs with shade, planting and evening lighting, through our landscape and roof top design.
  • Pool areas with slip-resistant decks, safe lighting and furniture that survives the sun.

Our design and build process

  1. Discover: site survey of your chalet or villa, an as-built 2D layout, and a review of the handover condition, compound rules and season calendar.
  2. Design: style direction, mood boards, 3D visualisation, a material list using our three-tier selection guide with coastal-grade specifications, the BOQ, a suppliers list and shop drawings.
  3. Deliver: execution and supervision, typically 4 to 8 months depending on scope, scheduled inside the compound's work window, with photo updates throughout.
  4. Delight: snag list, handover and help getting the home ready for summer.

We work with suppliers such as Schneider, Futec, Mazloum, Crystal Asfour, HDL and SEDAR. NoVi is part of NoVi Holding, is ISO 9001 certified and won the Luxury Lifestyle Awards 2022 for Best Luxury Villa Interior Design in Egypt.

Remote approvals for owners who are not on site

Few owners can be on the coast in winter. Design is approved on mood boards, 3D views and a priced BOQ, then documented photo updates follow every stage, with visits planned around the MEP check and the final snag walk.

What drives the cost of finishing on the North Coast

We do not publish a price per square metre. Your quote comes as a detailed BOQ after the site survey and design. The main cost drivers are:

  • Handover level and whether it is a new unit or a renovation.
  • Scope: interiors only, or also exteriors, garden, roof and pool.
  • Material tier and coastal-grade specifications such as 316 stainless, coated aluminium and coated AC coils.
  • Waterproofing, drainage and ventilation works.
  • Custom joinery, kitchens, smart home and lighting.
  • Logistics: distance, batched deliveries, storage and workforce logistics.

Questions

Frequently asked questions

Straight answers to what clients ask us before a site survey. Not covered here? Ask the team directly.

Ask the team

How much does chalet finishing on the North Coast cost?

We do not quote a fixed price per square metre, because cost depends on the handover level, scope, material tier, coastal-grade specifications, waterproofing and logistics. After a site survey and design, you receive a detailed BOQ that shows every item and where you can adjust.

When is the best time to finish a chalet on the North Coast?

Start the survey and design early, then execute from autumn to spring. Many compounds restrict or stop fit-out works in the peak summer season, typically around June to September, so check your compound's calendar. The aim is to hand over before summer.

How long does villa finishing on the North Coast take?

Execution typically takes 4 to 8 months depending on scope, plus time for design approval and the compound fit-out permit. A chalet usually sits at the shorter end, a core and shell villa with exteriors, landscape and pool at the longer end.

How do you protect a coastal home from salt and humidity?

We specify 316 stainless steel outdoors, seaside-grade coated aluminium, galvanised steel, AC units with anti-corrosion coated coils, washed sand and fresh water for plaster, humidity-resistant boards and paints, proper waterproofing and ventilation so closed chalets do not grow mould over winter.

Can you finish my chalet if I am not on the coast during works?

Yes. Design is approved remotely on mood boards, 3D views and a priced BOQ, and you receive documented photo updates during execution. You can plan visits around key milestones. NoVi executes projects in Egypt and Saudi Arabia, and the North Coast is covered.

Do I need compound approval before finishing my chalet?

In most North Coast compounds, yes. Facility management usually asks for drawings, contractor registration, gate passes and a refundable fit-out deposit, and sets approved positions for AC units, pergolas and façade changes. We prepare the drawings and plan works within those rules.
