Received your Palm Hills unit and need it finished? NoVi Designs and Finishing takes Palm Hills villas, townhouses, twin houses and apartments from developer handover to fully furnished, with one team, one contract and one schedule. We coordinate permits, working hours and site access with compound management, so you deal with one accountable contractor instead of five.
Palm Hills communities we work in
Palm Hills Developments builds on both sides of Cairo and on the coast, and each area has its own logistics. We work in compounds across West Cairo (6th of October and Sheikh Zayed, for example Palm Hills October, Golf Views, Golf Extension, Palm Parks, Woodville and Badya), East Cairo (for example Palm Hills Katameya, Village Gardens Katameya and Palm Hills New Cairo) and the North Coast (for example Hacienda Bay and Hacienda White). Phases, unit types and handover conditions differ between launches, so we always start from your own contract and the handover specification your unit actually came with.
What handover condition is your unit in?
- Core and shell: concrete frame, blockwork and external facade, with internal MEP, plaster, screed and finishes still to do. This gives the most freedom for layout changes, and the most scope to manage.
- Semi-finished: plaster, rough electrical and plumbing points and sometimes screed are in place. We survey and test what exists before building on it, because moving points later costs more than doing it right once.
- Developer-finished: the unit is ready to live in, but owners usually want to upgrade kitchens, bathrooms, lighting, wardrobes or flooring. We plan these as a renovation with protection of the finishes you keep.
What we deliver
- Interior design: concept, 3D visuals, material selection and working drawings.
- MEP works: electrical, plumbing, HVAC, smart-home wiring and lighting.
- Finishing works: flooring, gypsum ceilings, paint, cladding, doors and joinery.
- Kitchens and wardrobes: designed and built to fit.
- Gardens, pools and terraces: outdoor areas coordinated with the interior.
- Furniture and decor: supplied and installed.
- Handover: snagging, as-built drawings and a defects period.
Villas and townhouses: what to plan for
Standalone villas and townhouses in Palm Hills are usually multi-floor homes with a roof, a garden and often a basement. That changes the engineering. Air-conditioning routes, drainage falls and electrical loads are designed across all floors at once, not room by room. Basements need waterproofing and ventilation decided before any finish goes on. Roofs need insulation and waterproofing that cope with Cairo summer heat. Gardens need irrigation, drainage and outdoor lighting planned with the landscape, not after it. If you are considering a pool, the structure, pump room and permits come first.
Apartments: what to plan for
Palm Hills apartments are faster to finish but have tighter rules on noise, deliveries and common areas, and less room to move services. We focus on the details that make an apartment feel bigger and quieter: concealed AC, well-placed lighting, built-in storage and acoustic care between rooms. Ground-floor units with a garden and top-floor units with a roof get the same outdoor planning as a villa.
Compound rules and site logistics
Every Palm Hills compound has its own fit-out rules. Expect a fit-out approval with drawings before work starts, a refundable deposit, set working hours, limits on noisy work, controlled delivery times and gate passes for workers. Facade, window and external colour changes normally need the developer's approval. We prepare the submission, keep the site clean and contained, and plan deliveries around gate rules so the schedule does not slip on access days.
What drives the cost
We do not publish a price per square metre, because two units of the same size can differ a lot. The main drivers are the handover condition, the size and number of floors, layout changes, the level of finishes and imported materials, the MEP specification (central or split AC, smart home), kitchens and joinery, and outdoor works such as a pool or landscape. After a site visit we give a scoped estimate, then fix the scope and budget before work starts. Any change is approved in writing.
Owners living abroad
Many Palm Hills owners live in the Gulf or Europe. We handle compound paperwork locally, share weekly progress reports with photos, and agree selections remotely through samples and visuals, so you only need to visit for the key decisions if you want to.
