Egyptian National Company — Cold Storage Rehabilitation

The brief

The Egyptian National Company's cold storage facility in Sadat City, Menoufia, is being rehabilitated: 13,000 m² with 60 cold rooms. NoVi is the main renovation contractor, and the works run from plumbing, electrical, fire alarm and fire fighting and refrigeration to cold-room doors, roof insulation and epoxy floors, and outside to interlock paving and landscape, gate foundations and loading docks. The project is under construction.

The challenge

Cold rooms are unforgiving buildings. They must hold stable temperatures, which depends as much on the envelope — insulated roofs, doors that seal — as on the refrigeration plant itself. Floors take constant traffic and cleaning, fire protection has to suit a building full of stored goods, and loading docks are the point where the cold chain is most exposed. In a rehabilitation, all of this is renewed within an existing facility.

Our approach

As main renovation contractor, NoVi holds these packages under one contract so they can be sequenced and coordinated together: the refrigeration, electrical, plumbing and fire systems as one set of services, the cold-room doors and roof insulation as the envelope that works with them, and the epoxy floors as the working surface. Outside, the loading docks, gate foundations, interlock paving and landscape are planned as part of the same scope rather than as separate works.

For the owner this means one accountable contractor for every package in the rehabilitation, from the refrigeration plant to the loading docks.
