Industrial, Factory and Cold Storage Renovation in Egypt, by One Contractor

Renovation and fit-out of factories, warehouses, cold storage and industrial facilities across Egypt: civil and architectural works, MEP and finishing under one contract.

Running a factory, warehouse or cold store that needs renovating without stopping production for longer than necessary? NoVi Designs and Finishing works as main renovation contractor on industrial and facilities projects across Egypt, from Sadat City and 6th of October to Minya. One contract covers the survey, civil and architectural works, MEP and industrial finishes, so your production and maintenance managers deal with one team and one programme.

Recent industrial work

Who this page is for

  • Food, agri and cold-chain operators upgrading cold rooms, packing halls and dry stores.
  • Manufacturers refurbishing production halls, roofs, floors and utilities in an existing plant.
  • Logistics and warehouse owners repairing slabs, roofing, loading areas and lighting.
  • Farms and estates that need gates, security buildings, staff housing or site offices.
  • Investors buying an older facility who need a condition survey and a realistic renovation scope before committing.

Renovating without stopping production

Most industrial clients cannot close the plant for months. We start by mapping which lines, rooms and utilities must stay live, then split the works into zones and phases. Typical measures include working in one zone while the rest keeps running, temporary partitions and dust control around production areas, night or weekend shifts for noisy or high-risk tasks, and utility shutdowns agreed with your maintenance team in advance. The phasing plan is agreed in writing before mobilisation so your production planning can follow it.

Cold storage and cold room rehabilitation

Cold stores tend to fail in familiar ways: damaged insulated panels and doors, ice build-up from air leaks, heaved or cracked floors, corroded supports and tired electrical systems. A rehabilitation scope usually covers:

  • Insulated panel walls and ceilings, joints, door sets and strip curtains
  • Floor condition, insulation and finishes suited to forklifts and low temperatures
  • Vapour control at walls, roof and service penetrations
  • Electrical supply, lighting and controls, coordinated with your refrigeration supplier
  • Drainage, wash-down areas and hygienic wall and floor junctions in handling areas

Our largest reference here is the 13,000 m² cold storage facility with 60 cold rooms in Sadat City, where NoVi is main renovation contractor.

Factories, warehouses and workshops

  • Roofs and cladding: leak repairs, sheet replacement, insulation and skylights.
  • Floors: slab repair, joints, and epoxy or other resin systems for production, storage and wash-down areas.
  • Walls and partitions: block, drywall and insulated panels, fire-rated where required.
  • Utilities: power distribution, lighting, HVAC and ventilation, plumbing and drainage, fire fighting and alarm, and light current such as CCTV and access control.
  • Staff and admin areas: offices, changing rooms, canteens, prayer rooms and toilets brought up to a standard people want to work in.
  • External works: gates, guard rooms, fences, paving and site lighting.

Industrial areas we work in

We take on projects across Egypt's main industrial areas, including Sadat City, 6th of October, 10th of Ramadan, Obour, Badr, Sokhna and Upper Egypt. For sites far from Cairo we plan supervision, labour accommodation and material deliveries as part of the programme, as we did for the Lina Farm buildings in Minya.

Permits, safety and approvals

Depending on the works, an industrial renovation may need approvals from the industrial zone or city authority and civil defence review of fire systems. We prepare the drawings and technical submittals for the works we carry out and coordinate with your consultant or licensing team. On site we work to a safety plan agreed with your HSE staff, covering permits to work, hot works, working at height and isolation of live equipment.

What drives the cost

Every facility is different, so we price after a site survey rather than per square metre. The main cost drivers are:

  • The real condition of the structure, roof and slab once opened up
  • How much phasing and out-of-hours work is needed to keep production running
  • The MEP scope, especially power upgrades, HVAC and fire systems
  • The floor and wall systems required for hygiene, temperature or traffic
  • Site location and logistics

You receive a scoped estimate split into phases, so you can approve the works in stages if your budget needs it.

How a project runs

  1. Site survey and brief: we walk the facility with your operations and maintenance teams.
  2. Scope, phasing and estimate: a written scope, zone plan and budget estimate.
  3. Design and submittals: drawings, material submittals and approvals where needed.
  4. Works around your operations: zone by zone, with weekly progress reports and photos.
  5. Testing and handover: MEP testing, as-built drawings, snag list and a defects period.

Signs it is time to renovate, not patch

  • The same roof leaks or floor cracks come back after every repair season.
  • Cold rooms struggle to hold temperature and energy bills keep rising.
  • Your electrical load has grown with new lines, and breakers trip or cables run hot.
  • An audit, insurer or new client has flagged hygiene, fire or safety gaps.
  • You are adding a line, changing a product or converting a warehouse to production.

At that point a planned renovation usually costs less than years of emergency repairs and lost production.

Hygiene finishes for food and pharma facilities

Food, beverage and pharma plants need surfaces that can be cleaned and inspected easily. In practice that means smooth, non-absorbent walls and ceilings, coved junctions between walls and floors, floors laid to falls towards hygienic drains, sealed service penetrations, and doors and frames that do not trap dirt. If your plant is audited under a food-safety or quality scheme, or by a large client, share the audit findings at the site survey so the scope answers them directly.

Heat and dust on desert-edge sites

Most of Egypt's industrial cities sit on the desert edge. Summer roof temperatures, wind-blown sand and large day to night swings are hard on buildings. We look closely at roof insulation and reflective finishes, sealing around doors and loading bays, dust control at air intakes, and floor and joint systems that tolerate temperature movement. These choices also cut cooling loads in production halls and cold stores.

What to prepare before the site survey

  • Site and building layouts, even old or hand-marked ones
  • Your production schedule and the windows when lines or rooms can stop
  • Any electrical, HVAC and fire system drawings you hold
  • A list of known problems: leaks, cracks, temperature issues, recent breakdowns
  • Audit, insurer or civil defence reports that mention the building
  • Your target timing and whether the budget must be phased

Common mistakes in factory renovations

  • Patching the floor before fixing the drainage or the slab underneath.
  • Upgrading machines without checking the power supply and distribution can carry them.
  • Choosing a floor coating for price rather than for the traffic, chemicals and temperatures it will see.
  • Starting works without a written phasing plan, then stopping lines that were meant to stay live.
  • Leaving fire systems and civil defence requirements to the end, when changes cost the most.

Questions

Frequently asked questions

Straight answers to what clients ask us before a site survey. Not covered here? Ask the team directly.

Ask the team

Can you renovate while the factory keeps running?

Yes. We split the works into zones and phases around your production schedule, use temporary partitions and dust control, and agree utility shutdowns and out-of-hours shifts with your maintenance team before we start.

Do you handle cold storage facilities?

Yes. NoVi is main renovation contractor on a 13,000 m² cold storage facility with 60 cold rooms in Sadat City, covering insulated panels, doors, floors, electrical works and finishes.

Do you supply the refrigeration equipment?

We coordinate the building, insulation, electrical and civil works with your refrigeration supplier. Tell us at the site survey if you want refrigeration equipment included in the scope and we will confirm how it will be handled.

Which areas do you cover?

All of Egypt, including Sadat City, 6th of October, 10th of Ramadan, Obour, Badr, Sokhna and Upper Egypt.

How do you price an industrial renovation?

After a site survey. You receive a written scope and an estimate split into phases, driven mainly by the condition of the building, the MEP scope, the floor and wall systems and how much work must be done around live production.

Can you build gates, staff housing and offices on industrial sites?

Yes. For Lina Farm we designed and built four main gates in 6th of October and, as general contractor, a staff accommodation building and two gate buildings in Minya.

What should we prepare before the site survey?

Layouts of the site and buildings, your production schedule and shutdown windows, any electrical, HVAC and fire drawings, a list of known problems, and any audit or civil defence reports. Old or incomplete drawings are fine; we check on site.

Can epoxy or resin floors be laid in a working warehouse?

Yes, zone by zone. Each zone is closed for preparation, application and curing before traffic returns, so we plan the zones around your stock movements and agree them with your operations team.

How long does an industrial renovation take?

It depends on the scope and how much must be done around live production. After the site survey you get a written programme split into zones and phases, so you can see when each area is handed back.
