Clinic Fit-Out in Riyadh for Medical, Dental and Aesthetic Clinics

Design and build clinic fit-out in Riyadh for dental, medical and aesthetic clinics, planned around MOH, Balady, Civil Defense and landlord approvals, Riyadh heat and dust, and an itemised BOQ after a site survey.

Opening a clinic in Riyadh is a race between two clocks: the licensing file and the site. A clinic fit-out in Riyadh has to satisfy the Ministry of Health inspector, the municipality, Civil Defense and, very often, a medical tower or mall landlord with its own rulebook, all while coping with summers that can pass 45 degrees, fine dust and a patient base that expects privacy and polish. NoVi Designs and Finishing is a design and build contractor with a Saudi branch on Al Shaikh Hamad Al Thany Street in Al Olaya, backed by our design studio in Cairo. We plan, design and build medical, dental and aesthetic clinics as one coordinated package, so the drawings, the BOQ and the site all point at the same opening date.

Clinic types we design and fit out in Riyadh

Every specialty puts different loads on the layout, the services and the finishes. We work on:

  • Dental clinics and dental centres, where chair positions, suction and compressed air, sterilisation flow and imaging rooms drive the whole plan. See our dentist clinic design work.
  • Medical centres and polyclinics with several consultation rooms, a shared reception, procedure rooms and back-of-house areas. See our medical center design project.
  • Dermatology, laser and aesthetic clinics, where lighting, privacy and a hospitality-grade waiting area matter as much as the treatment rooms. Related work: beauty center design.
  • Pharmacies attached to clinics, with secure storage, display and dispensing counters. See our pharmacy design.

The Riyadh approvals path your fit-out has to fit into

A clinic fit-out in Saudi Arabia is not finished when the paint dries. It is finished when the facility passes its inspections. The exact requirements depend on the facility type, its size and the ownership structure, and the relevant authority always confirms what applies to your case. In practice, private clinic owners in Riyadh typically deal with the following:

  • Ministry of Health licensing. Private health establishments are typically licensed through the Ministry's Seha platform, usually with a preliminary approval stage and a final licence that follows a site inspection. The finished space has to match what was declared, so room schedules and specialty choices should be settled before construction starts.
  • Balady municipal licence. The premises generally need municipal approval for the activity and the location, which is why the unit, its permitted use and its signage should be checked early.
  • Civil Defense safety certificate (Salamah). Clinics are commonly required to hold a Civil Defense safety certificate covering fire detection, alarms, extinguishers, emergency lighting and escape routes. Your fit-out drawings should leave room for these systems from day one rather than retrofitting them.
  • Saudi Building Code. Fire separation, accessibility, electrical and mechanical works are expected to follow the applicable parts of the Saudi Building Code.
  • Landlord approvals. Medical towers and malls in Riyadh usually issue their own fit-out guidelines, require drawing approval before work starts, and set rules for working hours, deliveries, insurance and connections to base-building fire and HVAC systems.

We are a design and build contractor, not a licensing agent. What we do is design and build around the requirements your licensing consultant, the authorities and the landlord set, and keep the drawings and the site consistent with them, so the inspection finds what the file promised.

Choosing a clinic unit in north Riyadh

Much of the private clinic demand in Riyadh sits along the Olaya and King Fahd Road corridor, on Takhassusi Street and in the fast-growing northern districts such as Al Malqa, Al Yasmin, Al Narjis, Hittin and Al Sahafa. Each pocket brings different trade-offs. Before you sign a lease, we recommend checking:

  • Permitted use. Is the unit approved for medical activity, or is it a retail or office unit that will need a change of use?
  • Parking and drop-off. Patients in Riyadh arrive by car, often with family members. Shaded drop-off and enough bays affect footfall more than most finishes do.
  • Base-building capacity. Available electrical load, chilled water or space for condensing units, drainage points for dental chairs and sinks, and the route for any medical gas or exhaust lines.
  • Street-level unit or medical tower. A street-facing unit gives stronger visibility, while a medical tower offers shared infrastructure but stricter landlord rules.

A site survey before signing helps you avoid designing a clinic around a unit that cannot carry it.

Designing for Riyadh heat and dust

Riyadh's climate is a design input, not a background condition. Cooling loads in a clinic are higher than in an office of the same size, because of equipment heat, sterilisation areas, lighting and patients waiting in the space. We size and zone the air conditioning so that treatment rooms, waiting areas and sterilisation can be controlled separately, and we pay attention to:

  • Filtration and fresh air to keep dust out of treatment areas, with filters that are easy for your team to access and replace.
  • Entrance lobbies and door seals that stop hot, dusty air from rushing in every time the door opens.
  • Glazing and shading on west and south facades to cut solar gain without losing daylight in the waiting area.
  • Seamless, cleanable finishes such as sheet vinyl with coved skirting and solid-surface counters, which handle both infection control and fine dust far better than grouted tiles in clinical rooms.

What Saudi patients notice first

Patients in Riyadh compare your clinic with the private hospitals and premium malls they already visit. The layout has to feel calm, private and organised. Depending on how you want your practice to run, we can plan:

  • Separate male and female waiting areas, or a family section, where the practice wants them, with sight lines planned so privacy does not depend on screens added later.
  • A prayer room and ablution area for staff and patients, sized to your team and visitor numbers.
  • Discreet patient routes so that patients leaving a procedure do not walk back through a full waiting room.
  • Bilingual Arabic and English wayfinding and reception counters that work for both walk-in patients and booked appointments.
  • Accessible entrances, toilets and treatment rooms for elderly patients and wheelchair users.

How we deliver a clinic fit-out in Riyadh

Our process runs through five stages, with one team accountable from the first visit to the defects period:

  1. Discover. We take your brief, survey the site and record an as-built layout of the unit, including the services the landlord actually provides.
  2. Design. Space plan, mood boards and 3D visuals, tested against your specialty, patient numbers and the approvals path.
  3. Shop drawings and itemised BOQ. Detailed drawings for submission and construction, with a priced bill of quantities line by line, so you can see exactly what you are paying for.
  4. Deliver. Execution on site with regular progress updates, coordinated with landlord rules and inspection milestones.
  5. Delight. Testing and commissioning, snag close-out, as-built drawings handed over for your records, and a defects period after handover.

Our quality management system for finishing and decoration works is ISO 9001 certified.

Scheduling site work in Riyadh

Clinic programmes in Riyadh are shaped by more than the drawings. We plan around the factors that typically move dates:

  • Summer midday outdoor-work restrictions. Saudi Arabia usually restricts outdoor work in direct sun around midday during the summer months. The Ministry of Human Resources and Social Development announces the exact dates each year. Interior work continues, but deliveries, facade or signage work and any rooftop AC installation are scheduled around it.
  • Ramadan working hours. Shorter working days and evening shifts change productivity and landlord access, so we build them into the programme rather than discovering them in week one.
  • Tower and mall access windows. Many buildings only allow noisy works or material deliveries at night or outside trading hours.
  • Long-lead items. Dental chairs, imaging equipment, specialist doors and imported finishes can have long lead times, so equipment layouts are frozen early.
  • Inspection timing. Civil Defense and Ministry of Health inspections need the space genuinely complete, which is why snagging starts before the inspection date, not after.

We do not quote a standard number of weeks for clinics. Size, specialty, landlord rules and approvals vary too much, so we give you a programme after the site survey and design freeze.

What drives clinic fit-out cost in Riyadh

We do not publish a price per square metre, because a single figure hides the decisions that actually move a clinic budget. The main cost drivers are:

  • The specialty and the number of treatment, procedure and imaging rooms.
  • The condition of the unit, from a bare shell in a new tower to a previous tenant's fit-out that needs stripping out.
  • Air conditioning, ventilation and electrical upgrades needed beyond what the landlord provides.
  • Fire alarm, sprinkler and emergency lighting modifications required for Civil Defense approval.
  • Specialist installations such as X-ray shielding, compressed air, suction and medical gases.
  • The level of finish in reception and waiting areas, joinery and lighting.
  • Landlord requirements such as night work, protection of common areas and insurance.

After the site survey, you receive an itemised BOQ so every line can be reviewed and compared.

Specialist installations, coordinated properly

Dental and imaging rooms often need radiation shielding, and some clinics need medical gas outlets, vacuum or dedicated exhaust. These systems are coordinated with licensed specialist suppliers, while we integrate them into the walls, ceilings, finishes and programme so the room is built once, not opened up again after equipment delivery.

Saudi work you can open

We have no clinic case study in Saudi Arabia yet. Our closest Saudi work is in treatment and guest spaces, and both were design-only commissions, not construction on site:

  • Nasmet El Gamal Spa, Madinah: interior design across three floors, with a salon, lounges, a bride room and body, facial and massage rooms. Keeping quiet treatment rooms private next to busy areas is the same problem a clinic corridor has to solve.
  • Hassan Café, Riyadh: interior design, furniture and fixtures, lighting and custom joinery for a 400 m² café.

For built work, the Qatari Diar VIP Sales Office in Egypt was a 330 m² design and build renovation with reception, lounges and meeting rooms.

Ask the team

How much does a clinic fit-out cost in Riyadh?

It depends on the specialty, the number of treatment and imaging rooms, the condition of the unit, AC and fire system upgrades, specialist installations and the level of finish. We do not publish a price per square metre. After a site survey, you receive an itemised BOQ so you can see and compare every line.

How long does a clinic fit-out take in Riyadh?

There is no standard duration. Clinic size, specialty, landlord rules, long-lead equipment, Ramadan hours, summer work restrictions and inspection dates all affect the programme. We share a realistic programme after the site survey and design freeze.

What approvals does a private clinic typically need in Riyadh?

Private clinics typically need Ministry of Health licensing through the Seha platform, a Balady municipal licence and a Civil Defense safety certificate (Salamah), and the works should follow the Saudi Building Code. Medical towers and malls also have their own fit-out approvals. Requirements vary by facility type, so the relevant authority confirms what applies to your clinic.

Can you design separate male and female waiting areas?

Yes. If your practice wants separate waiting areas or a family section, we plan them in the space layout from the start, together with private patient routes, a prayer room and bilingual wayfinding.

Do you handle X-ray shielding and medical gases for dental clinics?

These specialist installations are coordinated with licensed specialist suppliers. We integrate them into the design, walls, ceilings and programme so treatment and imaging rooms are built correctly the first time.

Can you fit out a clinic inside a medical tower or mall in Riyadh?

Yes. We work to the landlord's fit-out guidelines, prepare drawings for their approval, and plan night work, deliveries and connections to base-building fire and HVAC systems according to their rules.

Do you work on clinics outside Riyadh?

Our Saudi branch is in Al Olaya, Riyadh, and our Saudi work covers Riyadh, Dammam, Al Khobar, Makkah and Madinah. Contact our Riyadh team to discuss your location.
