Villa Finishing and Interior Design in Riyadh: One Design and Build Contract

Design and build villa finishing in Riyadh for new-build, off-plan and renovation projects, from majlis planning and MEP to joinery, smart home, landscape and handover. Itemised BOQ after a site survey.

Villa finishing in Riyadh, from shell to keys in one contract

Riyadh keeps building villas, especially in north Riyadh districts such as Al Malqa, Hittin, Al Narjis, Al Yasmin and Al Aqiq. Some owners build on their own plot and receive a bare shell (عظم) from the structural contractor. Others take an off-plan villa from a developer and want to personalise it, and many are renovating an older villa that no longer fits the family. The hard part is the same: turning a structure into a home that works for your family, your guests and the Riyadh climate, without managing ten separate trades.

NoVi Designs and Finishing is a design and build contractor with a Saudi branch on Al Shaikh Hamad Al Thany Street in Al Olaya, Riyadh, supported by our design studio in Cairo. From villa interior design to the last snag, we take a villa from site survey to handover under one contract: space planning, interior design, 3D visuals, MEP coordination, finishing works, joinery and kitchens, smart home, exterior and landscape, and handover with as-built drawings and a defects period. Our quality management system for finishing and decoration works is certified to ISO 9001.

What our villa fit-out service in Riyadh covers

  • Space planning and interior design: majlis, bedrooms, family and service areas tested against the real plans, then mood boards and 3D shots for sign-off.
  • Shop drawings and MEP: partitions, electrical, ceilings and lighting, finishes and joinery, plus AC, plumbing, tanks and low current coordinated across every floor.
  • Finishing works: plaster, gypsum ceilings, flooring, cladding, paint, doors, bathrooms, waterproofing and insulation details.
  • Kitchens and joinery: main and service kitchens, wardrobes and majlis panelling through our kitchen and furniture design and build services.
  • Smart home, exterior and landscape: automation, facade finishes, courtyards, roof terraces and gardens.

Three ways a Riyadh villa project starts

New-build from shell (عظم)

Structure and block walls are up, with no plaster, MEP, flooring or ceilings. It is the widest scope and the best moment to get layout, AC routes, plumbing and insulation right. Ideally we join before the structure is finished, so openings, shafts and roof details suit the design.

Off-plan or developer handover

Developer villas usually arrive finished to a standard specification. We survey what was delivered, check what the developer warranty and community rules allow, then change flooring, kitchens, lighting, joinery or majlis finishes without harming systems you still want covered.

Older villa renovation

Older villas often have tired MEP, weak insulation and a single entrance for family and guests. We start with a condition survey of AC, plumbing, electrical and waterproofing, because finishing over failing services is money lost.

Villa types and what changes

  • Standalone villa: the most freedom, often with basement, pool and a guest wing.
  • Duplex: a shared party wall, so sound insulation, stairs and circulation matter more.
  • Townhouse: narrow plots where every ground floor metre counts and facade changes may be limited.
  • Roof annex (ملحق): a suite, family lounge or staff unit directly under the summer sun, so roof waterproofing and insulation come first.

Planning around how Saudi families live

Men's and women's majlis: a men's majlis near the main entrance and a separate women's majlis or family reception, each with its own guest bathroom, planned for seating capacity, coffee service and acoustic privacy. See our Gulf and majlis designs.

Separate circulation: guests reach the majlis and dining room without seeing family areas, usually through a separate guest entrance and a service corridor from kitchen to dining.

Service areas: a driver room with its own external access, maid rooms near the kitchen and laundry with proper AC, a service or outdoor kitchen for heavy cooking, and real space for tanks, pumps and AC equipment.

Building for Riyadh heat and dust

  • Insulation: roof and wall insulation and protected roof waterproofing. The Saudi Building Code typically includes energy efficiency requirements for homes, and the designer or authority confirms what applies.
  • Glazing: double glazing and solar control on south and west windows, with recesses, screens or mashrabiya-style shading.
  • AC: central, ducted or split systems sized per zone, with duct routes fixed before the gypsum ceilings.
  • Dust and exterior: sealed windows and doors, low-maintenance entrance surfaces, and light stone or render systems that tolerate strong sun.
  • Water: tanks, pumps and pipe sizes planned as one system so upper floors get steady pressure.

Modern villa design with a Riyadh character

Najdi-inspired modern design suits many Riyadh owners: clean lines, sand and earth palettes, textured plaster and stone, geometric openings, timber accents and controlled daylight. Others prefer contemporary luxury, neo-classic or calm minimalism. We keep one direction from facade to majlis. Browse our Gulf designs, Arabian culture designs and modern residential design.

Smart home, courtyards and outdoor living

Lighting scenes, AC and curtain control, CCTV, intercom and access control through our home automation service, with partners including HDL and Schneider, wired at the MEP stage. Shaded courtyards and roof terraces with fans, lighting and drip irrigation extend living space for much of the year. See our villa exterior and landscape design work.

Permits, community rules and utilities

Structural changes, extensions, new annexes or facade changes typically need a municipal permit through Balady, and works generally follow the Saudi Building Code, with Civil Defense requirements for some elements. Developer communities usually have their own approval steps for exterior changes, and power and water connections typically go through the Saudi Electricity Company and the water provider. The authority or developer confirms what applies, and we prepare the drawings and agree upfront who submits each item.

Our villa process

  1. Discover: brief, site survey and an as-built 2D layout.
  2. Design: space plan, mood boards, 3D shots and material list.
  3. Shop drawings and itemised BOQ: every item quantified and priced line by line.
  4. Deliver: execution with progress updates and site checks against the shop drawings.
  5. Delight: testing, snag close-out, as-built drawings and the defects period.

Timeline and cost

NoVi execution typically takes 4 to 8 months depending on scope. A large villa from shell with basement, pool and full landscape may take longer. The main drivers are the starting condition, design sign-off speed, permit or developer approvals, long-lead items such as imported stone, joinery and AC equipment, and the summer limits on outdoor work. We do not publish price per square metre figures, because cost depends on the starting condition, built-up area and floors, AC system, finish level in the majlis and master suite, stone and imported materials, joinery, smart home and outdoor works. You receive an itemised BOQ after the site survey and a programme with design, approvals, procurement and site phases shown separately.

Site logistics in Riyadh neighbourhoods

Deliveries on residential streets, storage on the plot and noise around neighbours all need planning. Working hours change in Ramadan, and each summer Saudi Arabia typically applies a midday ban on outdoor work in direct sun, usually from 15 June to 15 September between 12:00 and 15:00, so the current year's dates should be checked. We schedule facade, roof and landscape works around it.

Questions

Frequently asked questions

Straight answers to what clients ask us before a site survey. Not covered here? Ask the team directly.

Ask the team

How much does villa finishing cost in Riyadh?

We do not quote a price per square metre, because cost depends on the starting condition, built-up area and floors, AC system, finish level, stone and imported materials, joinery, smart home and outdoor works. You receive an itemised BOQ after the site survey, so every line can be reviewed and value-engineered.

How long does it take to finish a villa in Riyadh?

NoVi execution typically takes 4 to 8 months depending on scope. A large villa from shell with a basement, pool and full landscape may take longer. Design sign-off, approvals and long-lead items such as imported stone and joinery are the main drivers. After the site survey we issue a programme showing design, approvals, procurement and site works as separate phases.

When should I bring in a finishing contractor for a new-build villa?

Ideally before the structure is finished. At shell stage (عظم) we can still adjust openings, shafts, roof details and AC routes to suit the interior design, which avoids breaking out work later.

Can you finish or modify an off-plan villa from a developer?

Yes. We survey what was delivered, check what the developer warranty and community rules allow, and design changes to flooring, kitchens, lighting, joinery and majlis finishes so they do not affect systems you want to keep under warranty.

Do I need permits to renovate or finish a villa in Riyadh?

It depends on the scope. Structural changes, extensions, roof annexes or facade changes typically need a municipal permit through Balady, works generally follow the Saudi Building Code, and developer communities often have their own approvals. The authority or developer confirms what applies, and we agree upfront who submits each item.

Do you design separate men's and women's majlis?

Yes. We plan a men's majlis near the main entrance and a separate women's majlis or family reception, each with a guest bathroom, coffee service point and acoustic privacy, plus guest circulation that keeps family areas private.

Which AC system suits a Riyadh villa?

Many villas suit central or ducted systems because they keep walls clean and allow zoning per floor, while splits can suit annexes and service rooms. The right choice depends on orientation, glazing, insulation and use. We size loads per zone and fix duct routes before the gypsum ceilings.

Where is your Riyadh office and do you work outside Riyadh?

Our Saudi branch is on Al Shaikh Hamad Al Thany Street in Al Olaya, Riyadh, open Sunday to Thursday, 10:00 to 18:00. Our Saudi work covers Riyadh, Dammam, Al Khobar, Makkah and Madinah. Call or WhatsApp +966 54 346 1981.
