A restaurant or café in Riyadh is judged on its first weekend. Guests arrive from Instagram and TikTok expecting the space they saw online, the kitchen has to keep up from day one, and behind the scenes the unit has to satisfy the municipality, Civil Defense and often a mall or strip-centre landlord with its own rulebook. NoVi Designs and Finishing is a design and build contractor with a Saudi branch on Al Shaikh Hamad Al Thany Street in Al Olaya, backed by our design studio in Cairo. We design and fit out restaurants, cafés, specialty coffee shops, bakeries and dessert shops as one coordinated package, so the concept, the kitchen services and the site all point at the same opening date.
Food and beverage spaces we design and fit out in Riyadh
- Specialty coffee shops and cafés, from compact takeaway units with a drive-up window to large destination cafés where seating, lighting and the bar are the brand.
- Casual and family restaurants where the kitchen, the pass and the dining room have to work together at peak hours.
- Bakeries, sweets and dessert shops built around display counters, front-of-house production and takeaway flow.
- Branches and roll-outs for brands opening a second or third location in a mall, a strip centre or a street-front unit.
Selected food and beverage work
NoVi's commission on each project is stated on its case study page, as published in our portfolio.
The Riyadh approvals your fit-out has to fit into
A food business in Saudi Arabia is not ready when the paint dries. It is ready when it passes its inspections. Requirements depend on the activity, the size of the unit and the location, and the relevant authority always confirms what applies to your case. In practice, restaurant and café owners in Riyadh typically deal with:
- Balady municipal licence. Food establishments generally need a municipal licence for the activity and the location, and municipal health requirements shape the kitchen, washing, storage and staff areas. The permitted use of the unit and its signage should be checked before you sign a lease.
- Civil Defense safety certificate (Salamah). Restaurants are commonly required to hold a Civil Defense safety certificate covering fire detection, extinguishing, emergency lighting and escape routes. Kitchens with gas cooking usually also need hood suppression and a gas installation done to the applicable rules.
- Saudi Building Code. Fire separation, accessibility, electrical, plumbing and mechanical works are expected to follow the applicable parts of the Saudi Building Code.
- Landlord approvals. Malls and many strip centres issue fit-out guidelines, require drawing approval before work starts, and set rules for working hours, deliveries, grease traps, exhaust routes and shop-front design.
We are a design and build contractor, not a licensing agent. We design and build around the requirements the authorities and the landlord set, and keep the drawings and the site consistent with them, so the inspection finds what the file promised.
Check the unit before you sign the lease
Many food and beverage problems in Riyadh start with a unit that cannot carry the concept. Before signing, we recommend checking:
- Exhaust route. Can kitchen extraction reach the roof or an approved discharge point without crossing a neighbour?
- Power and gas. Is the available electrical load enough for ovens, espresso machines, fridges and air conditioning, and is gas cooking allowed in the building?
- Drainage and grease trap. Are there drainage points where the kitchen and bar need them, and room for a grease trap the landlord accepts?
- Parking and drive-up access. Guests in Riyadh arrive by car. Shaded parking, drop-off and a car-side pick-up window can matter more than any finish.
- Visibility. A street-front unit on a busy road in the north of the city works differently from a mall unit that depends on footfall and opening hours.
Share the plan of the unit and we can prepare a test layout, so you know whether the kitchen, the extraction route and the seating fit before you commit.
Designing for Riyadh heat, dust and long evenings
Riyadh's climate is a design input. Kitchens add heat, doors open constantly, and many cafés are busiest late in the evening. We size and zone the air conditioning so the kitchen, the bar and the dining room can be controlled separately, and we pay attention to:
- Make-up air balanced with the kitchen exhaust, so the hood draws properly and the dining room is not pulled into negative pressure.
- Entrance lobbies, air curtains and door seals that keep hot, dusty air out when the door opens.
- Outdoor seating with shading, misting or fans where allowed, and finishes that survive sun and dust. Outdoor seating usually needs landlord or municipal approval, so we plan it early.
- Cleanable kitchen finishes such as coved floors, washable wall cladding and stainless surfaces that handle grease and fine dust.
Seating, privacy and the guest experience
Separate family and singles entrances have not been mandatory for Riyadh restaurants since 2019, so how you zone the dining room is now a business decision. Depending on your concept, we can plan semi-private booths or family areas, a quiet work zone in a café, a bar where guests can watch the coffee being made, and a photogenic feature wall that gets shared online. We also plan prayer space for staff, bilingual Arabic and English menus and signage, and accessible entrances and toilets.
Working with your kitchen supplier
Kitchen and coffee equipment is usually bought by the operator from a specialist supplier. We collect the equipment list early and coordinate layout, power, gas, water, drainage, grease traps and extraction with that supplier before floors and ceilings are closed, so the equipment arrives to services that are already in the right place.
How we deliver a restaurant or café fit-out in Riyadh
- Discover. We take your brief, survey the unit and record what the landlord actually provides.
- Design. Concept, layout, mood boards and 3D visuals, tested against your menu, seating target and service style.
- Shop drawings and itemised BOQ. Detailed drawings for landlord and authority submissions, with a priced bill of quantities line by line.
- Deliver. Execution on site with regular progress updates, planned around landlord access windows and inspection dates.
- Delight. Testing and commissioning, snag close-out before inspections, as-built drawings and a defects period after handover.
Our quality management system for finishing and decoration works is ISO 9001 certified.
Scheduling site work in Riyadh
- Summer midday outdoor-work restrictions. Saudi Arabia usually restricts outdoor work in direct sun around midday in the summer months, with dates announced each year. Interior work continues, but shop-front, signage and rooftop exhaust work is scheduled around it.
- Ramadan hours. Shorter working days change productivity and landlord access. Many operators also want to open before Ramadan or before a season such as Riyadh Season, so we plan backwards from that date.
- Mall access windows. Noisy works and deliveries are often allowed only at night or outside trading hours.
- Long-lead items. Imported furniture, lighting and kitchen equipment are ordered early, once the layout is frozen.
We do not quote a standard number of weeks. Size, condition, landlord rules and approvals vary too much, so we give you a programme after the site survey and design freeze.
What drives the cost of a restaurant or café fit-out in Riyadh
We do not publish a price per square metre, because one figure hides the decisions that move a food and beverage budget. The main drivers are:
- The condition of the unit, from a bare shell to a previous tenant's fit-out that needs stripping out.
- The size of the kitchen and its services: exhaust, make-up air, gas, grease trap and fire suppression.
- Air conditioning and electrical upgrades beyond what the landlord provides.
- Custom joinery, the bar or display counters, feature walls and lighting.
- Furniture, especially imported pieces, and outdoor seating.
- Shop front and signage, and landlord requirements such as night work and protection of common areas.
If your budget is fixed, tell us at the first meeting. We can split scope between what must be right on opening day and what can follow later, and after the site survey you receive an itemised BOQ so every line can be reviewed.
