A workplace that seats the team you actually have, tells visitors who you are and opens on the date in your lease, delivered by one team from space plan to move-in.
Office interior design and fit-out succeeds on three measures: how many people the plan really seats, how the space reads to a visitor, and whether it opened on time. We put the design, MEP coordination, approvals, site works and furniture under one contract and one programme, so all three are managed by the same team.
Our corporate work includes the design and build of the Qatari Diar VIP Sales Office (330 m²) and office planning for Palm Hills Katameya in New Cairo, with 132 office units from 60 to 480 m². We deliver from Cairo and Riyadh under an ISO 9001:2015 quality system.

01Offices & Corporate HQ
The first impression of the brand: reception desk, waiting lounge, materials and lighting that express the company rather than the building lobby.
Desk layouts set to the window and ceiling grid, with power, data and daylight planned so the team can grow without rewiring.
Rooms sized to real meeting patterns, with acoustic separation, screens and video-conference provision built in.
Director offices with their own meeting setting, joinery and storage, finished a step above the floor without breaking the design language.
Serviced pantries, informal seating, quiet booths and prayer rooms with ablution areas, the spaces that keep people in the office.
Server and comms rooms with dedicated cooling, storage and print points planned from day one, not improvised later.

02Offices & Corporate HQ
Commercial towers come with a rulebook: landlord design approval, working hours, fire and life-safety systems that must be modified rather than removed, and base-build air conditioning that has to be rebalanced for new rooms. We read the tenant handbook before we draw, so the design is approvable the first time. Our MEP works team coordinates the services with the layout.
In Riyadh, drawings are prepared for Civil Defense and municipal requirements and coordinated with the building management; in Cairo, with the developer or landlord. Hybrid teams usually need fewer fixed desks and more meeting, call and collaboration space, so we plan from your real attendance pattern.

For Qatari Diar we designed and delivered a 330 m² VIP sales office as a full interior and exterior renovation: reception, lounge, meeting rooms, a site-view lounge and outdoor seating in a contemporary language. At Palm Hills Katameya our architectural scope covered retail and office planning across 58,000 m² of built-up area.

Ask the teamCat A is the landlord's base finish that leaves an empty, usable floor. Cat B is the tenant's fit-out: partitions, meeting rooms, joinery, branding, lighting, AV, data and furniture. Most of our office work is Cat B, starting with a review of the Cat A provided.
We survey the floor, agree the design, then price a BOQ item by item in EGP or SAR and confirm it in a fixed quotation before work starts. The Cat A condition, the share of enclosed rooms, MEP changes, AV and furniture move the figure most, so each is priced as its own line.
It depends on approvals, the floor's condition and lead times for furniture, glass and AV. We plan backwards from your occupation date and tell you at proposal stage whether it is realistic.
Yes, by phasing the floor into zones with dust screens and protected routes, and moving noisy works and shutdowns to evenings or weekends where the building allows. It takes longer, and we show that in the programme.
Yes, within the same contract. Workstations, seating, meeting and executive furniture, screens and video-conference systems are specified, procured and installed as an FF&E package.
