Villa finishing in Jeddah, designed for the coast
A villa in Jeddah lives with the Red Sea. The same sea breeze that makes an Obhur terrace so pleasant on a winter evening carries salt and moisture into every joint, frame and ceiling void. Finishes that last for years inland can blister, rust or grow mould within a few humid summers here, so villa finishing in Jeddah is a different job from Riyadh, even with an identical plan.
NoVi Designs and Finishing is a design and build contractor. We take a villa from site survey to handover under one contract: space planning, villa interior design, 3D visuals, MEP coordination, finishing works, joinery and kitchens, smart home, exterior and landscape, and handover with snag close-out and as-built drawings. Our quality management system for finishing and decoration works is certified to ISO 9001. Every brief starts with two questions: how will this house cope with humidity, salt and winter storms, and how will your family and guests live in it?
What our villa fit-out service in Jeddah covers
- Space planning and interior design: majlis, family living, bedrooms, service areas and outdoor spaces tested against the real plans, then mood boards and 3D shots for sign-off.
- Shop drawings and MEP: partitions, ceilings, lighting, electrical, AC and dehumidification, plumbing, drainage, tanks and low current coordinated floor by floor.
- Finishing works: plaster, gypsum ceilings in moisture-resistant board where needed, flooring, cladding, paint systems, doors, bathrooms, waterproofing and insulation.
- Kitchens and joinery: main and service kitchens, wardrobes, majlis panelling and doors in moisture-resistant boards, through our kitchen design and build and furniture design and build services.
- Smart home, exterior and landscape: automation, facades, courtyards, roof terraces, pool decks and gardens specified for sea air.
Where your Jeddah villa project starts
New-build from shell (عظم)
Structure and blockwork are up, with no plaster, services or finishes. This is the right moment to get waterproofing, AC routes, condensate drainage and insulation right. Ideally we join before the structure is complete, so shafts, roof falls, openings and the levels of ground floor thresholds suit the design and the site.
Developer or off-plan villa
Many north Jeddah villas are handed over to a standard specification. We survey what was delivered, check what the developer warranty and community rules allow, then change flooring, kitchens, lighting, joinery and majlis finishes without harming systems you want to keep under warranty.
Renovating an older family villa
Older villas often show the coast's long-term effects: rusted frames and railings, damp patches, tired AC and plumbing. We start with a condition survey, because finishing over failing waterproofing or corroded services is money lost.
Chalet or beach house
A coastal chalet sits closest to the sea and is often closed for days, so it needs its own specification, covered below.
Jeddah districts and what they ask of a villa
Without claiming projects in any of them, these are areas owners commonly ask about:
- Obhur North and Obhur South: along the creek and the coast, with sea-facing villas, chalets and resorts. Salt exposure here is at its highest, so exterior metals, glazing and outdoor furniture need coastal grades.
- Al Shati and Al Zahra: established districts close to the waterfront and the Corniche, where many villas are being renovated and sea-facing elevations take the most weather.
- Al Muhammadiyah, Al Naeem and Al Basateen: northern residential districts known for family villas, where majlis planning, privacy and service areas drive the layout.
- Al Rawdah: a central district with older villas, where renovation, upgraded services and a new layout for a changing family are common briefs.
- New north Jeddah developments: developer communities and plots where owners receive shell or standard-finish villas and want to personalise them within community rules.
Humidity, condensation and mould: the Jeddah specification
Jeddah is hot and humid for much of the year, and the biggest risk inside a villa is moisture. When cold AC air meets humid outdoor air, cold surfaces sweat and hidden voids grow mould. We design for it from the first drawing:
- AC sized for moisture as well as heat: the MEP design considers the latent load from humid fresh air, bathrooms and kitchens, and treats fresh air before it reaches living spaces. Dehumidifiers can serve basements and closed rooms.
- Insulated, sealed services: chilled water and refrigerant pipes and supply ducts fully insulated and vapour sealed, with condensate drains that fall properly and can be reached for cleaning.
- Mould-resistant finishes: moisture-resistant gypsum board in ceilings and wet areas, mould-resistant paints and grouts, and ventilated voids behind wall cladding.
- Joinery that does not swell: moisture-resistant boards, sealed edges and ventilated wardrobes, with engineered timber or porcelain preferred over solid timber flooring near the sea.
Salt air, corrosion and sea-facing glazing
Salt carried on the sea breeze attacks exposed metal, fixings and coatings, and the closer the villa is to the water, the faster it happens. For exterior work we typically specify:
- Coastal-grade metals: marine-grade 316 stainless steel rather than 304 for railings, balustrades and fittings, powder-coated aluminium for pergolas and screens, and hot-dip galvanised and coated steel where steel is structural.
- Fixings that match: stainless or coated screws, anchors and hinges, so the fixings do not rust before the frame does.
- Sea-facing glazing: double glazing with solar control on exposed elevations, frames with good seals and drainage, and hardware rated for coastal use.
- Exterior finishes: render, sealed stone and paint systems suited to salt, detailed to shed water.
The right grade depends on distance to the sea, exposure and budget, and the BOQ shows where it adds cost.
Waterproofing, winter storms and flash-flood awareness
Jeddah gets little rain, but winter storms can be intense, and the city has a history of flash flooding, most notably in 2009 and 2011. For a villa, ground floors, basements and roofs need attention:
- Roofs and terraces: waterproofing protected from sun, correct falls and enough outlets for a heavy downpour.
- Ground floor thresholds: finished floor levels checked against the street and plot, with raised thresholds and channel drains at entrances and garages where the site allows.
- Basements: tanking, sump pumps where needed and water-tolerant finishes at low level, with electrical boards placed above likely water levels.
Planning the majlis and family life
Men's and women's majlis: a men's majlis near the main entrance and a separate women's majlis or family reception, each with its own guest bathroom, coffee and tea service point and acoustic privacy. Many Jeddah families also want a majlis opening to a shaded terrace for winter evenings. See our Gulf and majlis designs.
Separate circulation: guests reach the majlis and dining room without seeing family areas, usually through a separate guest entrance and a service route from the kitchen.
Service areas: a driver room with external access, staff rooms with proper AC and ventilation, an outdoor kitchen for heavy cooking and gatherings.
Hijazi character: from Al Balad rawasheen to coastal modern
Historic Jeddah, Al Balad, is a UNESCO World Heritage site known for its coral-stone houses and wooden rawasheen, the projecting lattice windows that filter light, catch the breeze and keep privacy. Many owners want that heritage in a contemporary home: mashrabiya-inspired screens on stair windows and terraces, carved timber or CNC panels in the majlis, and patterns that cast shadow without blocking the sea view. Others prefer a light coastal palette of sand, white and soft blue. We keep one direction from facade to majlis. Browse our Arabian culture designs, Gulf designs and modern residential design.
Chalets and beach houses in Obhur
A chalet or beach house is used intensively at weekends and in holidays, then often closed. That pattern makes moisture worse. We plan:
- Controlled humidity when empty: AC or dehumidification that can run in an energy-saving mode, with remote monitoring through the smart home system.
- Easy-clean finishes: porcelain, sealed stone and outdoor-rated fabrics.
- Pool and deck details: slip-resistant surfaces, drainage that keeps water away from the house and coastal-grade fittings.
Smart home, courtyards and outdoor living
Lighting scenes, AC and curtain control, CCTV, intercom and access control through our home automation service, with partners including HDL and Schneider, wired at the MEP stage. In a coastal villa it can also keep AC on a schedule while you are away. Shaded courtyards and roof terraces with fans, lighting and drip irrigation extend living space in the cooler months. See our villa exterior and landscape design work.
Permits, the Saudi Building Code and community rules
Structural changes, extensions, new annexes or facade changes typically need a municipal permit from Amanat Jeddah through the Balady platform, and restoration works, which bring a building back to its previous condition without structural change, have their own Balady permit route. Applications usually go through a licensed engineering office that prepares the drawings, and the authority confirms what applies to your scope. Works generally follow the Saudi Building Code, and some elements have Civil Defense requirements. Developer communities usually add their own approvals for exterior changes. We prepare the drawings and agree upfront who submits each item.
Our villa process
- Discover: brief, site survey and an as-built layout, including a check of moisture, corrosion and drainage on site.
- Design: space plan, mood boards, 3D shots and a material list with the coastal specification.
- Shop drawings and itemised BOQ: every item quantified and priced line by line.
- Deliver: execution with regular progress updates and site checks against the shop drawings.
- Delight: testing of AC, drainage and systems, snag close-out and as-built drawings at handover.
Timeline and cost
NoVi execution for villas typically takes 4 to 8 months depending on scope, and a large villa from shell with basement, pool and full landscape may take longer. Approvals, long-lead items such as imported stone and coastal-grade metalwork, and summer limits on outdoor work are the main drivers. We do not publish price per square metre figures, because cost depends on condition, area, AC and dehumidification, the coastal specification, finish level and outdoor works. You receive an itemised BOQ after the site survey, with a phased programme.
Site logistics: summer, Ramadan and Umrah season
Each summer Saudi Arabia typically bans outdoor work in direct sun at midday, usually from 15 June to 15 September between 12:00 and 15:00, so check the current year's dates. In Jeddah, humidity makes summer roof, facade and landscape work slower, so we schedule it for early mornings and cooler months. Working hours change in Ramadan, and as the gateway for many Umrah visitors, Jeddah sees heavier traffic around the airport and main roads in busy periods, which affects deliveries. Moving in before Ramadan or Eid? Tell us early and we plan backwards from that date.
Why villa owners choose NoVi
- One accountable team: those who design each detail build it, under one contract.
- ISO 9001 quality management for finishing and decoration works.
- Saudi experience: our Saudi work covers Riyadh, Dammam, Al Khobar, Makkah and Madinah, including Hassan Café in Riyadh, a 400 m² café, and we take on villa projects in Jeddah.
Villa case studies you can open
We have not published a Jeddah villa case study yet. These are the closest homes in our portfolio. The two Saudi projects are design commissions, so each case study covers NoVi's design work only, not construction on site:
- Dammam Palace: interior, façade and landscape design for a private family palace, from the classical façade and landscaped entrance to the first-floor living room, majlis, family suites and bathrooms.
- Riyadh Apartment: room-by-room interior design of a family home, covering the reception and kitchen, living room, master suite, roof terrace and bathrooms.
For a villa we designed and finished end to end, see La Vista Villa, an 850 m² home in Cairo in a modern and neo-classic style, including the pool, living areas, staircase, bedrooms and bathrooms.
