Interior design in Jeddah that starts with how you live
A good Jeddah interior is planned around three things a mood board will not show: how family and guests move through the home, how much sun and sea glare reaches each room, and how the air feels in August when humidity is high and the AC runs all day. Get those right on paper and the finishes and furniture have something solid to sit on.
NoVi Designs and Finishing is a design and build company. For Jeddah homes we offer space planning, interior design, 3D visualisation, material and lighting specification, furniture, fixtures and equipment (FF and E), custom joinery and full working drawings. Because we operate in Saudi Arabia, we can also carry the design through fit-out execution and site coordination, or hand a complete package to the contractor you already trust. Design is led from our Cairo studio with our Saudi team, whose branch is in Al Olaya, Riyadh. We do not have a Jeddah office, and below we explain plainly how we work with Jeddah clients.
What a design commission with NoVi includes
- Space planning: zoning for family, guests and staff, with furniture layouts tested on your real plans.
- Concept and 3D: a mood direction, material palette and 3D views of the key rooms, revised with you until the direction is signed off.
- Lighting and ceilings: lighting scenes, curtain pockets and AC grilles drawn together.
- Materials and FF and E schedules: every finish, loose furniture item, light fitting and fabric listed with size, finish and quantity.
- Joinery design: wardrobes, majlis panelling, TV walls, kitchens and doors detailed for manufacture.
- Working drawings: plans, elevations, sections and details that a contractor can price and build from.
Apartments on the Corniche and in north Jeddah towers
Tower apartments in Jeddah's waterfront and northern districts, such as Al Shati and Al Hamra near the Corniche, often come with a big sea-facing window, an open developer plan and fixed shafts and columns. The design work is about making a fixed shell fit a real family:
- A guest corner near the door: a small sitting area or compact majlis close to the entrance, so visitors are received without walking through the family living room.
- Open or closed kitchen: for daily cooking we often design a closed main kitchen behind a glazed or sliding partition, or a show kitchen in front of a working one.
- Building rules: towers usually limit working hours, deliveries and changes to AC or plumbing. We design within them.
Our Riyadh Apartment project shows the same idea: one calm material language of warm walnut, soft neutrals and marble carried across the whole apartment.
Villas in Obhur, Al Shati, Al Zahra, Al Rawdah and the northern districts
Villas bring more freedom and more decisions. Without claiming projects in any of them, these are the kinds of homes Jeddah owners usually ask us about:
- Obhur North and Obhur South: villas and chalets close to the creek and the sea, used heavily at weekends, where outdoor living and easy-clean finishes matter.
- Al Shati and Al Hamra: established districts near the Corniche with sea-facing rooms, where glare control and privacy from the street shape the design.
- Al Zahra, Al Muhammadiyah, Al Naeem and Al Basateen: family villa districts where majlis planning, children's rooms and service areas drive the layout.
- Al Rawdah: a central district with older villas and apartments, where a new interior often goes hand in hand with upgraded services.
If your villa needs full finishing works from shell or a heavy renovation, our villa finishing in Jeddah page covers the contracting side. This page focuses on the interior design.
Majlis, family and guest separation
Most Jeddah homes we discuss need two parallel worlds under one roof. We plan them before anything else:
- Men's majlis near the main entrance, with a guest bathroom and coffee point, sized for the largest gathering you really host.
- Women's majlis or family reception with a separate approach, so female guests and family members move freely.
- Acoustic privacy: doors and wall build-ups that stop sound carrying between majlis and family wing.
- Service route: from the kitchen to both majlis without crossing family areas.
The Dammam Palace project shows this at a larger scale, from the living room and majlis to the family suites and bathrooms. See more in our Gulf and majlis designs.
Hejazi heritage, used with restraint
Historic Jeddah, Al Balad, was inscribed on the UNESCO World Heritage List in 2014. Its tower houses are known for coral stone walls and the roshan (plural rawasheen), the projecting carved timber windows that filter light, catch the breeze and keep privacy. Many owners want a trace of that in a modern home, without turning it into a museum:
- Roshan and mashrabiya-inspired screens on a stair window, majlis partition or terrace, in timber or CNC-cut panels.
- Coral stone tones: warm off-whites, sand and soft grey in plaster, limestone or porcelain, rather than literal stone everywhere.
- Carved or fluted timber on a majlis wall or a pair of feature doors, balanced by plain surfaces around it.
The rule we follow is one or two strong references per space, carried consistently from entrance to majlis. Browse our Arabian culture designs for examples of this direction.
Light, glare and the sea view
A sea-facing room that takes the afternoon sun gets glare reflected off the water too. We plan:
- Layered window treatments: sheers to soften glare during the day, blackout or dim-out curtains for bedrooms and media rooms, with motorised tracks hidden in ceiling pockets.
- Seating orientation: sofas placed to enjoy the view without facing the low sun directly.
- Matte surfaces near windows: honed stone and matte finishes reflect less glare than high-gloss marble and lacquer.
Humidity-safe materials, chosen at design stage
Jeddah is humid for much of the year, and the cheapest time to deal with moisture is on the drawing board, not after installation. We typically:
- Specify moisture-resistant boards for joinery, with sealed edges and ventilation gaps in wardrobes.
- Prefer porcelain, sealed stone or engineered timber over solid timber flooring in many rooms.
- Use moisture-resistant gypsum board in bathrooms, kitchens and ceilings that sit near AC units.
- Choose mould-resistant paints and grouts, and fabrics that can be cleaned.
The right level depends on the building, the floor and how close you are to the sea.
Design only, or design and build
Design only suits you if you already have a contractor or a developer handling the works. You receive the concept, 3D, working drawings and FF and E schedules, If you would like any site support during the works, we can discuss it when we agree the design scope.
Design and build suits you if you want one team responsible from the first sketch to handover. In Saudi Arabia we can take the project through fit-out execution and site coordination, with the people who drew the details checking that they are built as drawn.
How the process works between Cairo, Riyadh and your site in Jeddah
- First call: a phone or video call with our Saudi team to understand the property, the family and the timeline.
- Survey and brief: plans, photos and measurements. A measured survey is arranged where drawings are missing.
- Concept and 3D: prepared in the Cairo studio and reviewed with you on video calls, with changes tracked on the drawings.
- Detailed design: working drawings, material samples and FF and E schedules for approval.
- Delivery: fit-out and site coordination in Saudi Arabia, or a full package handed to your contractor.
Most of the design stage does not need you on site. Site visits are planned for the moments that matter: the survey, material approvals and coordination once works start. The number of visits is agreed in the proposal.
FF and E sourcing and custom joinery
FF and E often decides whether a finished home looks like the 3D. We prepare an FF and E schedule with every item, then either hand it to you to buy, or procure and install it through our FF and E supply service. Custom joinery, such as majlis seating frames, wardrobes, TV walls and doors, is designed to the millimetre so it fits the space and the humidity specification. Long-lead imported items are flagged early.
What drives the cost of interior design in Jeddah
We do not publish a price per square metre, because two homes of the same size can differ hugely in scope. The main cost drivers are:
- Scope: design only, or design with fit-out and FF and E.
- Area and number of rooms needing full design.
- Starting condition: a new developer apartment, a shell villa or an older home that needs services replaced.
- Finish level: imported stone, special veneers and decorative ceilings add cost quickly.
- Joinery and FF and E: custom versus ready-made, imported versus local.
After the first call and survey you receive a clear proposal for the design scope, and for design and build an itemised quotation you can review line by line.
Typical timelines
Timelines depend on size, decision speed and imported lead times, so treat these as typical ranges, not promises. Your own programme is confirmed in the proposal after the survey. For an apartment, the design stage typically takes several weeks to around two months, and a villa typically takes longer because of the number of rooms and the majlis and joinery detailing. If NoVi also executes the works, villa execution typically takes 4 to 8 months depending on scope, and apartment works are typically shorter. Moving in before Ramadan, Eid or the school year? Tell us on the first call and we plan backwards from that date.
Approvals and building rules
Most interior work is finishes and furniture, but structural changes or additions typically need a municipal permit through the Balady platform, and repair work that does not alter structure has its own restoration permit route. Works generally follow the Saudi Building Code, and towers and developer communities often add their own approvals. The authority confirms what applies, and we agree upfront who handles each submission.
Our work in Saudi Arabia
We do not yet have a completed Jeddah project to show on this page, and we will not pretend otherwise. Our Saudi work includes:
- Riyadh Apartment: a family apartment covering reception and kitchen, living room, master suite, roof terrace and bathrooms.
- Dammam Palace: palace interior design with living and majlis, family suites, bathrooms, a classical facade and a planted entrance.
- Hassan Café, Riyadh: a 400 m² café with interior design, FF and E, lighting and custom joinery (design commission).
- El Mukhtar Sweets, Al Khobar: a sweets shop planned around a continuous run of display counters (design commission).
Our work in Saudi Arabia has also taken us to Makkah and Madinah.
What to prepare before your first call
