Office Fit-Out Company in Jeddah: Design and Build

Design and build office fit-out in Jeddah, from space planning and MEP coordination to finishing, joinery, furniture and handover, specified for coastal humidity. Itemised BOQ after a site survey.

Office fit-out in Jeddah, from bare floor to a working office

Jeddah is the commercial gateway of the western region. Companies open regional headquarters for the Hijaz, add branch offices close to the port and the airport, and move teams into towers along the Corniche, the Tahlia corridor and the main north to south roads. Many of these floors are handed over as shell and core or Category A, which means the tenant still has to plan, design, get approvals and build nearly everything that makes the space usable. That is the work we do.

NoVi Designs and Finishing is a design and build company. We take an office from the first space plan to handover in one scope: space planning, interior design, MEP coordination, fine finishing works, custom joinery, furniture supply and handover with as-built drawings and a defects period. We take on office fit-outs across Jeddah and run each one with a dedicated project team, so you deal with one contract and one point of contact from survey to move-in.

Who we fit out offices for in Jeddah

  • Head offices and regional HQs: full floors or multiple floors where reception, boardroom and executive areas carry the brand and have to impress visitors.
  • Branch and sales offices: compact, fast fit-outs where the layout has to work from day one and the budget has to be controlled line by line.
  • Co-working and serviced office operators: private offices, hot desks, meeting rooms and lounges designed for high turnover, easy cleaning and flexible reconfiguration.
  • Office and warehouse combinations: admin blocks next to logistics or industrial space near the airport and the industrial areas, where the office has to stay clean, quiet and cool beside an operational yard.

What our office fit-out service in Jeddah covers

  • Space planning and test fits: headcount, growth, open plan versus enclosed rooms, meeting rooms and support spaces, tested against the real floor plate before you commit to a lease.
  • Interior design: concept, materials, lighting and brand integration, with 3D visuals for sign-off before anything is ordered.
  • MEP coordination: AC zoning and dehumidification, lighting, power and data, fire alarm and sprinkler adjustments, coordinated with the building systems.
  • Fine finishing: partitions, glass fronts, ceilings, flooring, acoustic treatment, wall finishes and doors.
  • Custom joinery: reception desks, pantry units, storage walls and feature elements made to the design.
  • Furniture supply: workstations, task seating, meeting and soft seating, accessories and signage, see our FFE supply service.
  • Handover: testing, a snag list closed out with you, as-built drawings and a defects period after you move in.

Shell and core, Cat A and Cat B in Jeddah buildings

The starting condition decides most of the scope, so it is the first thing we check. In a shell and core handover the structure, facade, lifts and main risers are complete but the floor is bare, usually without raised floor, ceiling, final AC distribution or lighting. A Category A floor is finished but empty, typically with ceiling, base lighting, AC and fire services laid out for an open plan. Category B is the tenant fit-out that turns that floor into your office: partitions, meeting rooms, reception, pantry, prayer rooms, finishes, furniture and branding.

Jeddah also has many offices in mixed-use buildings and converted villas in districts such as Al Rawdah and Al Zahra. These rarely follow a clean Cat A standard, and the existing AC, electrical capacity and drainage often need a survey before design starts. Before you sign, it is worth confirming with the landlord and Amanat Jeddah that office use is permitted for that unit.

Jeddah business districts and the spaces they offer

Each of Jeddah's main office areas shapes the brief differently:

  • Tahlia Street (Prince Mohammed bin Abdulaziz Street) and its side streets: commercial buildings with street visibility, where reception, signage and client areas carry a lot of weight.
  • Al Rawdah, Al Zahra and Al Andalus: a mix of office buildings, mixed-use blocks and converted villas, close to the main roads, with parking and neighbour constraints to check early.
  • Al Shati and the Corniche: sea-view floors where glazing, glare and salt air drive the specification.
  • Obhur in the north: newer developments and lower-rise offices with high exposure to coastal humidity.
  • Airport and industrial areas: office and warehouse combinations where dust, noise and access for trucks affect the layout and the finishes.

If your project is outside the city, for example at King Abdullah Economic City, tell us at the enquiry stage so the site logistics can be assessed separately.

Designing an office for Jeddah's humid coastal climate

Riyadh is hot and dry. Jeddah is hot and humid, and that changes how an office should be specified:

  • Dehumidification, not only cooling: the AC has to remove moisture as well as heat, especially in crowded meeting rooms and training rooms. We coordinate fresh air treatment with the building engineer so rooms do not feel damp or stuffy.
  • Condensation control: strongly cooled glass offices against a humid facade, chilled water pipes and supply ducts above the ceiling can all sweat. Insulation, vapour seals and drain points are detailed before ceilings close.
  • Server and IT rooms: dedicated cooling, raised equipment and placement away from wet areas and low floors, since winter storms in Jeddah can be intense.
  • Glare and solar gain: sea-facing and west-facing glazing usually needs blinds, film or layout choices so screens stay readable.
  • Salt-tolerant details: stainless or coated fixings for anything exposed, such as external signage, balcony rails or rooftop equipment supports.
  • Moisture-resistant finishes: suitable boards in pantries and washrooms, mould-resistant paints and careful detailing around ablution areas.

Approvals and building rules for office fit-outs in Jeddah

Most office towers and business parks issue a tenant fit-out manual. It usually sets drawing submissions, review stages, working hours, insurance, contractor registration and technical standards for AC, fire and electrical works, and work generally cannot start until the landlord gives written approval or an NOC.

Beyond the landlord, fit-out works in Saudi Arabia are typically expected to follow the Saudi Building Code (SBC) and Civil Defense fire and life safety requirements. Depending on the scope, some works need a municipal permit through the Balady platform with Amanat Jeddah, and the right permit type depends on whether you are only finishing or also changing layout and services. The business premises commonly also need a Civil Defense safety certificate through the Salamah platform. The building management or the relevant authority confirms what applies to your floor. We prepare design and MEP drawings to the landlord's requirements, respond to review comments and agree with you upfront who handles each submission.

Our office fit-out process, step by step

  1. Brief and site survey: we visit, measure and review the fit-out manual, the existing services and the condition of the floor.
  2. Space plan and test fit: layout options matched to headcount, departments and growth.
  3. Concept design: materials, lighting and 3D views of reception, boardroom and workspace.
  4. Detailed design and MEP coordination: construction drawings, finishes schedule, joinery details and coordinated AC, electrical and fire layouts.
  5. Itemised BOQ and quotation: every item quantified and priced so you can compare and value-engineer line by line.
  6. Landlord review and approvals: drawing submissions and responses to comments, with authority permits handled by the party agreed for your project.
  7. Procurement: long-lead items such as imported furniture, glass partitions and specialist lighting are ordered early.
  8. Site execution: finishing, joinery and MEP works with regular progress reports.
  9. Handover: testing, snag close-out, as-built drawings and the defects period.

How long does an office fit-out in Jeddah take?

There is no honest single number, but the programme is driven by predictable factors:

  • Starting condition: shell and core or a converted villa takes longer than Cat A.
  • Decisions: fast sign-offs save more time than anything on site.
  • Reviews: landlord and authority cycles vary by building and by how complete the first submission is.
  • Long-lead items: imported furniture, acoustic products and custom glazing can take many weeks.
  • Working hours: occupied buildings often limit noisy works to evenings or weekends.

After the site survey we issue a programme with design, approvals, procurement and site works shown as separate phases, so you can plan your lease start and move-in date on realistic dates.

What drives office fit-out cost in Jeddah

We do not publish price lists or rates per square metre, because two offices of the same size can differ widely in cost. The main drivers are:

  • The fit-out category: shell and core, Cat A, or a previous fit-out that needs stripping out.
  • The share of enclosed rooms versus open plan, and the partition type, from gypsum to acoustic double glazing.
  • MEP scope: AC rezoning and dehumidification, fire alarm and sprinkler changes, electrical capacity.
  • Raised floors where the landlord does not provide them.
  • Finish level in client-facing areas such as reception, boardroom and executive offices.
  • Custom joinery and feature elements.
  • Furniture specification, imported or locally available.
  • AV and IT: meeting room screens and conferencing, structured cabling, server room cooling and access control.
  • Landlord requirements such as approved contractors for fire systems or night working.
  • The programme: a compressed move-in date can mean extra shifts and faster procurement.

Your quotation is an itemised BOQ prepared after the site survey, so you can see exactly what you pay for and where to save without lowering the standard.

Site logistics and timing in Jeddah

Loading bay slots, service lift bookings, material storage and permits to work are usually controlled by the facility manager. Traffic on the main roads and around the airport can slow deliveries, so material drops are scheduled outside peak hours where the building allows. During Ramadan working hours change, and the city gets busier around Umrah peaks and Jeddah Season events. Each summer Saudi Arabia typically applies a midday ban on outdoor work in direct sun, usually from 15 June to 15 September between 12:00 and 15:00, so the dates announced for the current year should be checked. Combined with Jeddah's humidity, this mainly affects deliveries, rooftop and external works, which we plan for early mornings and evenings.

Why companies choose NoVi for office fit-out in Jeddah

  • One design and build team: interior design, MEP, fine finishing, joinery and furniture under one contract.
  • A specification written for the coast: humidity, condensation and salt air are designed in from the first drawing.
  • Transparent pricing: an itemised BOQ instead of a lump sum you cannot check.
  • Execution in Saudi Arabia and Egypt: the same design and build approach as our office fit-out service in Riyadh and in Dammam, see all our services in Saudi Arabia.
  • Corporate office design work you can review: see our corporate office design portfolio and wider commercial designs.

Commercial case studies you can open

We have not published a Jeddah office case study yet. Our Saudi commercial work so far is design commissions, and each case study covers NoVi's design work only, not construction on site:

Questions

Frequently asked questions

Straight answers to what clients ask us before a site survey. Not covered here? Ask the team directly.

Ask the team

How long does an office fit-out in Jeddah take?

It depends on the floor area, whether the space is shell and core, Cat A or a converted villa, how quickly designs are signed off, landlord and authority review cycles and lead times for imported items. After the site survey we issue a programme showing design, approvals, procurement and site works as separate phases.

How much does an office fit-out cost in Jeddah?

We do not quote per square metre figures because cost depends on the starting condition, partition types, AC and fire services changes, finish level, joinery, furniture and AV and IT. You receive an itemised BOQ after the site survey, so every line can be reviewed and value-engineered.

What is the difference between Cat A and Cat B fit-out?

Cat A is the landlord's base finish, typically ceiling, base lighting, AC and fire services for an open floor. Cat B is the tenant fit-out that adds partitions, meeting rooms, reception, pantry, prayer rooms, finishes, furniture and branding.

Do I need approvals for an office fit-out in Jeddah?

Usually yes. The landlord typically approves drawings under its fit-out manual, works are generally expected to meet the Saudi Building Code and Civil Defense requirements, and some scopes need a Balady permit with Amanat Jeddah. The premises commonly also need a Salamah safety certificate. The building management or authority confirms what applies.

How do you handle Jeddah's humidity in an office?

We size AC to remove moisture as well as heat, insulate and vapour-seal chilled pipes and ducts, detail glass offices and facades against condensation, give server rooms dedicated cooling and use moisture-resistant boards and mould-resistant paints in pantries and washrooms.

Do you supply office furniture as well?

Yes. Furniture supply is part of our design and build scope, covering workstations, seating, meeting furniture, soft seating, accessories and signage, selected to match the design and ordered early to protect your move-in date.
