Clinic fit-out in Sheikh Zayed usually starts with a doctor holding the keys to a unit in a medical mall or a commercial building on the 26th of July Corridor, or in one of the newer medical complexes going up in New Zayed, and a target opening date. NoVi Designs and Finishing turns that unit into a working practice as one design and build team: we survey it, draw your equipment into the plan, prepare the drawings the building and the licence file ask for, then carry out the MEP, finishes and joinery against an itemised BOQ that you approve before work starts. Below is what changes when the clinic is on the west side of Cairo, in Giza Governorate.
Book a site survey and send the building name and unit number with your equipment list. We will tell you after the first visit what the unit can hold and what has to change.
Sheikh Zayed clinics at a glance
- Governorate: Sheikh Zayed is in Giza, so your clinic licence file goes to the Giza Health Affairs Directorate, not to the Cairo directorate.
- Two sets of rules: the city and the building decide whether the unit may be used as a clinic and what you may change. The health directorate decides whether the clinic may open.
- Typical stock: small clinic units in medical malls and mixed buildings along the 26th of July Corridor, larger medical complexes in New Zayed, and older units in the original districts that were finished years ago.
- Pricing: an itemised BOQ after the survey and design. We do not quote a rate per square metre for clinics.
- Honest proof: we have not completed a clinic in Sheikh Zayed. We have worked in the city on a restaurant and coffee shop fit-out, and our medical design galleries show the clinic work we design.
Who licenses a clinic in Sheikh Zayed
Private clinics in Egypt fall under Law 51 of 1981 on medical establishments, as amended by Law 153 of 2004. Under that law a medical establishment may only operate with a licence, issued after it is registered with the relevant medical syndicate, and the clinic must be run by a doctor licensed to practise, or by a licensed dentist for a dental practice. In Sheikh Zayed the file is handled by the Free Medical Treatment department of the Giza Health Affairs Directorate, which also inspects the premises before the licence is issued.
That inspection is the deadline your fit-out works toward. Opening before the licence is issued counts as operating without one, and in June 2026 local press reported that an unlicensed clinic inside a Sheikh Zayed mall was closed and sealed in a campaign with the Giza Free Medical Treatment department. So we plan the programme backwards from the inspection date, not from the day the furniture arrives.
The licence application is yours or your clinic manager's. Our part is to build a clinic that matches its paperwork:
- A layout drawing that labels every room and its use, prepared from the finished unit so it matches what the inspector walks through.
- Fire safety items, such as extinguishers, emergency lighting and exit signs, placed and coordinated with the building's own fire system.
- A sensible holding point for medical waste until the licensed collector picks it up.
- Hand-wash basins, cleanable surfaces and a separate sterilisation corner where your speciality needs them.
Requirements differ by speciality and can change, so we design to the checklist you received from the directorate.
The city and the building come first
Sheikh Zayed is a new urban community, and its planning and building permits are managed by the Sheikh Zayed City Development Authority under the New Urban Communities Authority. A unit's permitted use is set when the building is licensed, which is why a clinic should sit in a building or a floor approved for medical or commercial use. Before you sign, ask the seller or the mall management for written confirmation that clinics are allowed in that unit. A residential apartment converted into a clinic without that approval is a risk to your licence and your investment.
Inside a mall or medical building, the management office then sets its own fit-out rules: drawings for approval, working hours, where outdoor AC units and exhaust may go, delivery times and how debris leaves the site. We read those rules at the survey and design inside them, so the approval does not bounce back and forth.
Where clinic space sits in Sheikh Zayed and West Cairo
Clinic listings in the city cluster in a few kinds of buildings, and each one asks for a different brief.
Medical malls on the 26th of July Corridor
Many clinic units are sold in malls and commercial buildings on or close to the corridor, often off-plan and on instalments, with a handful advertised as fully finished. Shared corridors and lifts, a central management office and fixed opening hours mean the mall shapes your signage, your AC and your working schedule. The corridor itself has had widening works since 2025 between the Cairo Alexandria Desert Road and the Wahat Road, along the monorail route, so deliveries and site visits need a little more time than the map suggests.
Medical complexes in New Zayed
New Zayed, the city's extension of about 10,000 feddans, still has drainage networks and roads under construction, according to Ministry of Housing follow-ups in August 2026. For a clinic in a new building there, the questions are practical: has the building received its permanent power connection, when will the floor be handed over, and will the lifts and fire system be working before your opening date.
Older units in the original districts
Some doctors buy or lease a clinic that was finished ten or more years ago, sometimes one that already operated as a clinic. They can hide old wiring, undersized drainage and a tired AC system, so we check behind the finishes before deciding what to keep.
6th of October
Next door, 6th of October has its own medical buildings and malls along the same corridor and in its districts. It also sits in Giza Governorate, so the licensing route is the same, and our survey team covers it on the same trip. See our finishing page for 6th of October for the residential side.
Naming these areas tells you where our survey team goes. It does not mean we have built clinics there.
Planning by speciality
Clinic listings we reviewed in Sheikh Zayed in 2026 ranged from under 40 to over 110 square metres, and some complexes advertise more than 200 clinics under one roof. The size matters less than what the speciality needs from each room:
- Dental: the chair position comes first, because water, drainage, air and suction run to it through the floor. The compressor and suction unit need a ventilated cupboard away from patients, and the sterilisation room sits between the clean and used sides.
- Dermatology and laser: colour-accurate lighting, a room that can be fully darkened, extra cooling for devices that run all day and a changing area inside or next to the treatment room.
- Paediatrics: a larger waiting area for families with prams, a separate corner for sick children where space allows and a toilet with a baby-changing surface.
- Physiotherapy: open floor with few columns, reinforced walls for wall bars, impact-tolerant flooring and wider doors.
- Sample collection and small labs: a collection room close to reception, chemical-resistant worktops and dedicated circuits for fridges and analysers.
We draw your actual equipment to scale before you commit to a unit or a chair, so you know whether the rooms work and how many doctors the clinic can take.
Dental X-ray rooms
Under Law 7 of 2010 on nuclear and radiation activities, which was amended in 2026, the Ministry of Health keeps its regulatory and supervisory role over medical X-ray equipment, including location licences and licences for the people who operate it. In practice that means a dental clinic with an intraoral unit, a panoramic or a CBCT needs the room and its shielding agreed before the walls go up. Because the law changed recently, check the current steps with the ministry and your supplier. Shielding is designed and installed by a licensed specialist with your equipment supplier. We build the room around their requirements and fix the door and wall positions early.
Taking over a finished or older clinic
A unit sold as fully finished, or a clinic handed over by a previous doctor, often has tiles, paint, a false ceiling, a toilet and AC points. What it rarely has is what your practice needs:
- Drainage and water at each treatment chair or basin.
- Dedicated circuits for the autoclave, X-ray unit and medical fridges, plus space for a UPS.
- Extract air from the sterilisation room and the toilet that does not leak back into the corridor.
- Acoustic separation between consultation rooms, so patients cannot hear the next room.
- Flooring and wall finishes that can take daily disinfection.
At the survey we list what is sound and what is not, and the BOQ prices only the gap.
Designing for West Cairo patients
Most patients in Sheikh Zayed arrive by car, often families coming from the compounds or from 6th of October. That shapes the design brief: signage that can be read from the mall corridor, a reception desk that sees the door, a waiting area sized for a parent with two children, step-free access and, where the unit allows, a toilet a wheelchair user can use. Desert dust and strong afternoon sun on west-facing glass are the other two local factors. We specify sealed ceilings in clinical rooms, door seals, AC filters you can reach without lifting tiles and solar film or blinds on exposed glazing.
Universal Health Insurance and GAHAR
The Universal Health Insurance system is being rolled out governorate by governorate, and the phases we could confirm did not yet include Giza. If you expect to contract with it later, the General Authority for Healthcare Accreditation and Regulation, GAHAR, publishes accreditation standards for private clinics. Designing with those standards in mind costs little at the drawing stage and saves rework if you apply in a few years.
What we do for your clinic
- Survey and test layout: measured drawings, handover condition, service points and building rules, then a layout with your equipment to scale.
- Design: a concept for reception and waiting, 3D views, finishes schedule and the drawings the mall or building asks for.
- MEP: a circuit and socket plan built from your equipment list, lighting, water and drainage to each chair or basin, extract air and AC sized to the rooms, and data cabling for bookings and imaging.
- Clinical finishes: floors and walls that take disinfectant every day, a sealed ceiling over treatment rooms, basins for hand washing and joinery with closed edges.
- Joinery and furniture: the reception counter, cabinets beside each chair or couch and the waiting seating, built to size around what your equipment suppliers deliver.
- Specialists: X-ray shielding and any piped medical gases by licensed installers, built into our drawings and schedule.
- Handover: we walk the clinic with you to list snags, test every system and issue as-built drawings that both the directorate file and your maintenance contractor can use.
Steps from survey to opening
- Survey: we measure the unit, record what was handed over and read the building's fit-out rules.
- Layout and BOQ: rooms and equipment drawn to scale, checked against your licensing checklist, then an itemised BOQ.
- Approvals and orders: the building reviews our drawings while items with long lead times, such as imported finishes and sanitary ware, are ordered.
- Works: done in the hours the mall or building allows, and your equipment supplier gets a delivery slot from us.
- Handover: snag list closed together, as-built drawings issued and the clinic ready for the directorate's inspection.
What moves the cost
Most of a clinic's cost sits in services, not floor area. The main drivers are:
- What the seller or the previous doctor left behind, and how much of it is worth keeping.
- The number of rooms with water and drainage, and how far they are from the building's drainage stacks.
- Whether the unit's power supply needs upgrading, plus a UPS or backup supply for equipment that must not cut out.
- Specialist items such as a shielded X-ray room, the dental compressor and suction, or piped gases.
- How far the reception and waiting area go beyond basic, and how many counters and cabinets are made to measure.
- Mall working hours and delivery rules, which affect how many shifts the works need.
Our work in West Cairo and our clinic designs
To be clear about what we can show: we have no clinic project in Sheikh Zayed. What we have in the city is a restaurant and coffee shop in Sheikh Zayed, a 160 m² industrial-style fit-out where we carried out the interior finishing, MEP and light current works. It shows how we coordinate trades in a tight commercial unit, not a medical one. Nearby we also designed the interior of a New Giza villa, shown in 3D.
For medical work, our dental clinic design and medical centre design galleries show the kind of clinics we design. They are design references, not projects built in Sheikh Zayed.
