Interior Design Company in Cairo That Designs, Prices and Builds

NoVi Designs and Finishing is an interior design and build company working in compounds across Cairo. One team designs your home or workspace in 3D, prices it in a BOQ and executes it.

Looking for an interior design company in Cairo whose drawings actually get built? NoVi Designs and Finishing is a design and build company. The same team surveys your apartment, villa or office, designs it in 3D, prices every item in a BOQ (bill of quantities) before work starts, then executes, supervises and hands it over. We work in compounds across Cairo, from New Cairo and Mostakbal City to Sheikh Zayed, 6th of October and the New Capital.

Book a site survey and we start from what is actually on site, then agree the scope and budget with you.

At a glance

  • What we do: interior design and execution for apartments, duplexes, penthouses, villas and twin houses, plus offices, clinics and cafes.
  • The difference: the design is priced in a BOQ while it is drawn, so the concept you approve matches a budget you approve.
  • Design philosophy: live minimalism. Simple, creative spaces planned around how you really live.
  • Proof: ISO 9001 certified for quality management of finishing and decoration works, and winner of the Luxury Lifestyle Awards 2022, Best Luxury Villa Interior Design, Egypt.
  • On site: brands seen on our sites include Schneider, HDL, SEDAR, Futec, Mazloum and Crystal Asfour.
  • Where: projects delivered in compounds including SODIC, Hyde Park, Midtown New Cairo, Mountain View, Marakez, MiVida, Madinaty, Stone Residence Katameya, La Vista City and Sarai.
  • Cost: there is no reliable public per-metre design fee for Cairo in 2026. Your price comes from scope, area and materials, written line by line in a BOQ.
  • Living abroad: you can approve the design on 3D views, approve the BOQ and follow execution remotely.

Design-only studio or design and build company?

Cairo has many talented design-only studios. They hand you a concept, 3D renders and sometimes drawings, and then you look for a contractor. The gap appears when that contractor prices the drawings. Layered ceilings, hidden lighting, custom joinery and imported finishes that looked easy in a render often come back well above what you planned. The design then gets cut on site while workers wait.

A design and build company closes that gap because design and pricing happen together. In practice:

  • Budget: with design-only, the budget is tested after the design is finished. With design and build, each material and detail is priced in the BOQ while you are still choosing.
  • Drawings: with design-only, shop drawings may be missing or left to the contractor. With design and build, the team that executes produces the shop drawings it builds from.
  • Responsibility: with design-only, designer and contractor can blame each other for gaps. With design and build, one party answers for both the design and the result.
  • Changes on site: with design-only, every change passes through two parties. With design and build, a change is redrawn, repriced and approved in one place.
  • Your time: with design-only, you coordinate trades, suppliers and compound management yourself. With design and build, procurement, site supervision and approvals are handled for you.

Design-only can work if you already have a contractor you trust. If you want one accountable team from first sketch to keys, design and build is the simpler route. See our residential design and build services for the full scope.

Our interior design process, step by step

  • 1. Site survey: we visit the unit, measure it, record the handover condition (core and shell, semi-finished or developer-finished) and draw an as-built layout. We also note the compound's fit-out rules.
  • 2. Brief: who lives there, how you receive guests, bedrooms and storage needed, the maid's room, a home office, your budget band and the date you want to move in.
  • 3. Concept and 3D: layout options, a mood board and a style direction, then 3D views of the key spaces such as the reception, family living, kitchen and master bedroom.
  • 4. Material selection: floors, wall finishes, ceilings, lighting, sanitary ware, kitchen and joinery, chosen from real samples with options at different price levels.
  • 5. Shop drawings: demolition and partitions, electrical and lighting, reflected ceiling plans, wall and floor finishes, joinery and kitchen details. These are what the site builds from.
  • 6. BOQ: every item quantified, specified and priced. You see where the money goes and where you can adjust, before anything is bought.
  • 7. Execution: procurement, MEP works first, then plaster, ceilings, floors, joinery and paint, with site supervision checking the work against the shop drawings.
  • 8. Snagging: a room by room walk-through, a written snag list and the fixes.
  • 9. Handover: your finished home or workspace, ready to furnish or move into.

How long does it take? In the Cairo market, design and BOQ for an apartment typically take several weeks, and execution typically runs several months depending on scope, compound approvals and long-lead items such as imported tiles or a custom kitchen. Villas take longer. Your schedule is written once the scope is clear.

What affects the cost of interior design in Cairo

We looked for a dated, reliable public figure for interior design fees per square metre in Egypt in 2026 and did not find one. Published numbers are mostly undated or freelancer offers in US dollars, so we do not repeat them. What we can explain is how fees are usually structured and what moves the total.

How design fees are usually charged

  • Per square metre of designed area, common for apartments and villas.
  • A percentage of the execution value, more common when the designer also supervises the site.
  • A fixed fee for a defined package, for example concept and 3D only.

Whatever the model, ask what is included: 3D views, revisions, shop drawings, a BOQ and site visits. A low fee without shop drawings or a BOQ often costs more later, on site.

What moves the total project cost

  • Handover condition: core and shell needs every trade. Semi-finished units often need electrical and plumbing points moved.
  • Area and wet areas: bathrooms and kitchens cost more per metre than bedrooms.
  • AC system: split, concealed or ducted units each need different ceilings and preparation.
  • Ceilings and lighting: layered gypsum board ceilings, cove lighting and many lighting circuits add up quickly.
  • Joinery and kitchen: wardrobes, wall cladding and the kitchen are often among the largest lines. See kitchen design and build.
  • Imported materials: marble, porcelain and fittings priced in foreign currency move with the exchange rate and need longer lead times.
  • Smart home: lighting control, shades and security add design and wiring work. See home automation design and build, with systems such as HDL.
  • Furniture and curtains: whether loose furniture, custom pieces and curtains are in scope changes the total a lot.
  • Site conditions: compound working hours, delivery windows and the distance across Cairo all affect the programme.

Compound rules and approvals in Cairo

Most gated compounds in Cairo have fit-out rules, run by the developer or its facility management company. They differ by compound and change over time, so always ask management for the current version. Typically you can expect the following, but check the details with your developer or facility management before you plan the work:

  • A fit-out application with drawings, approved before work starts, especially for changes to walls, wet areas, balconies or the facade.
  • Contractor registration, a list of workers and gate passes issued in advance.
  • A refundable insurance deposit held against damage to common areas or rule breaches.
  • Fixed working hours, with noisy work often not allowed on Fridays and public holidays.
  • Delivery windows, a service route or lift for materials, and debris taken to an approved point.
  • Approved positions for AC outdoor units, and limits on enclosing balconies or changing windows.

We review the rules with you at the survey and prepare the drawings management asks for, so the permit does not hold up the start. For area detail, see apartment finishing in New Cairo, finishing in MiVida, apartment finishing in Sheikh Zayed, finishing in 6th of October and villa finishing in the New Capital.

Interior styles that suit Cairo homes

Style is personal, but Cairo's climate and the way Egyptian families live push some choices in a clear direction.

  • Heat and sun: west and south facades take strong afternoon sun. Plan shading, curtains or blinds (SEDAR, for example) and size the AC room by room.
  • Dust: many compounds sit on the desert edge with construction still around them. Well-sealed windows, matt or textured floors in busy areas and washable paint make daily cleaning easier.
  • Light: Cairo daylight is hard. Warm, layered lighting and softer wall tones keep interiors calm at night.
  • Reception and family living: many families want a formal reception for guests and a separate, relaxed family area. Planning both, with a guest toilet near the reception, is a very common brief.
  • Maid's room and service side: where the unit has one, plan its access, ventilation and the laundry so the service side works without crossing the living areas.

Whatever style you choose, live minimalism keeps the result simple to live in and easy to maintain. Custom pieces come from our furniture design and build service.

Apartments, duplexes and villas

An apartment brief is usually about layout, storage, the kitchen and lighting. A duplex adds the staircase as a design feature and a split between public and private floors. A villa adds more MEP, more bathrooms, a roof or garden, and often a basement or annex, so coordination between trades matters even more. For villa detail, see villa finishing in New Cairo.

Commercial interior design in Cairo

We also design and build commercial spaces where the interior has to work hard for the business: offices, clinics, cafes and shops. Here the brief adds building or mall fit-out rules, MEP and light-current design, and usually a fixed opening date. See office fit-out in Cairo, clinic fit-out in Cairo, restaurant and cafe fit-out, retail store and showroom fit-out in Cairo and our corporate and commercial design and build services.

How to choose an interior design company in Cairo

Use this checklist when you compare offices:

  • Finished projects, not only renders: ask for photos of executed work, ideally in a compound like yours. You can see ours in the NoVi portfolio.
  • Shop drawings: ask for a sample set. Renders alone cannot be built accurately.
  • An itemised BOQ: every line with quantity, specification and brand, not one per-metre number.
  • Who executes: the company's own supervised team, or a contractor you have to find yourself?
  • Quality system: how work is checked on site. ISO 9001 certification is one sign of a documented process.
  • Compound experience: do they know fit-out applications, deposits and working hours?
  • Payments tied to progress: milestones linked to completed stages of work.
  • A clear contract scope: what is included, what is excluded, and how snagging and handover work.

What to prepare before the first meeting

  • The developer's unit plan and the handover specification in your contract.
  • Your compound's fit-out rules, if you already have them.
  • Photos or a short video of the unit as it is today.
  • A budget band and the date you want to move in or open.
  • Reference images you like, and a few you dislike.
  • Appliances, furniture or art you want to keep.

Designing your Cairo home from abroad

Many owners of Cairo compound units live abroad, in the Gulf or further away. A documented process lets you decide without being on site. You approve the design on 3D views and material boards, approve the price on the BOQ, and agree up front how you will follow execution, for example photo updates at each stage. Plan visits around key moments, such as the MEP check before walls are closed and the final snag walk. Read more in finishing your home in Egypt while you live abroad.

Questions

Frequently asked questions

Straight answers to what clients ask us before a site survey. Not covered here? Ask the team directly.

Ask the team

How much does interior design cost in Cairo in 2026?

We could not find a reliable, dated public figure for design fees per square metre in Egypt in 2026, so we do not quote one. Fees are usually charged per square metre, as a percentage of execution value, or as a fixed package. Total cost depends on area, handover condition, AC system, ceilings and lighting, joinery, kitchen and imported materials. NoVi prices each project in an itemised BOQ after the site survey.

What is the difference between a design fee and execution cost?

The design fee pays for the survey, layout, 3D views, material selection, shop drawings and BOQ. Execution cost pays for materials, labour, supervision and handover, and is usually by far the larger part. With design and build, both are planned together, so the design you approve is already priced line by line in the BOQ.

How long does interior design and finishing take in Cairo?

It depends on scope. For an apartment, design and BOQ typically take several weeks, and execution typically runs several months. A refresh of a developer-finished unit is much shorter than a core and shell unit with a new layout, ducted AC and a custom kitchen. Compound approvals and long-lead items also matter. Your schedule is set once the scope is clear.

Can you work within my compound's fit-out rules?

Yes. Most Cairo compounds typically ask for approved drawings, contractor and worker registration, a refundable insurance deposit, set working hours and delivery windows. Rules differ by developer and change over time, so we ask for the current version, review it with you at the survey and prepare the drawings management requests.

Will I see 3D designs before I sign for execution?

Yes. The concept and 3D views of the key spaces come before execution, together with material selection and the BOQ. You approve how the space will look and what it will cost before any work starts on site. Changes at this stage are cheap, while changes after execution starts cost time and money.

Is furniture included in interior design?

It depends on the scope you choose. Some clients want built-in works only, such as ceilings, floors, joinery and the kitchen. Others want loose furniture, custom pieces and curtains as well. We design and supply custom furniture and joinery, and whatever is included is written clearly in the BOQ so there are no assumptions.

Can I follow the project while living abroad?

Yes. You approve the design on 3D views and material boards, approve the BOQ, and agree with the team how you will follow execution, for example photo updates at each stage and online meetings. Many owners plan short visits around key moments, such as the MEP check before walls are closed and the final snag walk before handover.

Do you only design, or do you also build?

We do both. NoVi Designs and Finishing is a design and build company. One team runs the site survey, design, shop drawings, BOQ, procurement, execution, site supervision, snagging and handover. You deal with one accountable party instead of coordinating a designer and separate contractors.

Which areas of Cairo do you work in?

We work in compounds across Cairo, including New Cairo, Mostakbal City, the New Capital, Sheikh Zayed and 6th of October. Projects have been delivered in compounds including SODIC, Hyde Park, Midtown New Cairo, Mountain View, Marakez, MiVida, Madinaty, Stone Residence Katameya, La Vista City and Sarai.

How do I choose an interior design company in Cairo?

Ask to see finished projects, not only renders. Check that shop drawings and an itemised BOQ are part of the service, find out who actually executes and supervises, and ask how changes are priced and approved. Compound experience and a documented quality system, such as ISO 9001, are also good signs.
