Retail Store Fit-Out Company in Riyadh: Design and Build

Design and build retail fit-out in Riyadh for mall units, street-front stores and multi-branch rollouts, from shopfront and layout to MEP, joinery, display fixtures and handover. Itemised BOQ after a site survey.

Retail store fit-out in Riyadh, from shell unit to opening day

Riyadh is often where brands make their first move in Saudi Arabia, and where franchise operators test a format before they roll it out to Jeddah, Dammam and beyond. New stores open regularly in the large malls, on Olaya and Tahlia streets, in the strip plazas of the northern districts and in curated destinations such as VIA Riyadh. Most of these units are handed over as shell and core, so the tenant still has to design, get landlord and authority approvals, build and fit out almost everything a customer sees. That is the work we do.

NoVi Designs and Finishing is a design and build company. We take a store from the first layout to handover in one scope: retail interior design, shopfront design, MEP coordination, fine finishing works, custom joinery and display fixtures, furniture and FFE supply and handover with as-built drawings and a defects period. We execute fit-out projects in Egypt and Saudi Arabia, so Riyadh clients deal with one contract and one point of contact from the site survey to the day the shutters go up.

Who we fit out retail stores for in Riyadh

  • Brands entering the Saudi market: a first flagship or mall unit where the global brand book has to be translated into local materials, local approvals and a realistic opening date.
  • Franchise operators: master franchisees opening several branches who need each store to match the franchisor's standards and pass the franchisor's review as well as the landlord's.
  • Saudi retail brands growing in the capital: fashion, abaya, perfume, oud, cosmetics, eyewear and gift concepts moving from one store to several.
  • Pharmacies and health and beauty retail: stores where shelving, dispensing counters, storage and lighting have to work as hard as the look.
  • Existing stores due for a refresh: a re-fit inside an operating mall, often with tight night-work windows and a fixed reopening date.

What our retail fit-out service in Riyadh covers

  • Retail interior design: layout, customer flow, materials, lighting design and brand integration, with 3D visuals for sign-off before anything is ordered.
  • Shopfront and signage design: facade, glazing, entrance, bulkhead and sign zones drawn to the landlord's criteria.
  • MEP coordination: AC connections and zoning, lighting circuits, power for fixtures and tills, data, fire alarm and sprinkler adjustments, coordinated with the mall or building systems. See our corporate and commercial design and build services.
  • Fine finishing: flooring, ceilings, wall finishes, partitions, fitting rooms and back-of-house.
  • Custom joinery and display fixtures: wall systems, gondolas, display tables, cash desks, vitrines and feature elements made to the design.
  • Furniture and FFE supply: seating, mirrors, decorative lighting, accessories and loose items, see our FFE supply service.
  • Handover: testing, a snag list closed out with you, landlord inspection support, as-built drawings and a defects period.

Retail formats we design

Every category sells differently, and the fit-out has to follow the product. Our published portfolio includes retail store design galleries you can review before we meet:

Fitting out a store in a Riyadh mall

Opening in Kingdom Centre, Riyadh Park, Al Nakheel Mall, Panorama Mall or another of the city's malls follows a set path. Each landlord has its own rules, and the contractor has to work inside them. A typical mall unit fit-out runs like this:

  • Reading the tenant fit-out manual: the landlord's design criteria usually set shopfront height and depth, sign zones, approved materials, ceiling and lighting rules, AC and electrical connection points and fire services requirements. We study it before we draw a single line.
  • Design submissions: malls in Riyadh commonly review tenant designs in stages, typically concept and then detailed design with shopfront, MEP and fire drawings. We prepare the drawings, respond to the landlord's comments and close them out.
  • Contractor registration and site rules: insurance, permits to work, worker access lists and method statements are usually required before the unit is opened for works.
  • Hoarding: a branded hoarding goes up across the unit front, so neighbours keep trading and your opening is announced while you build.
  • Working windows: noisy and dusty works in operating malls are commonly limited to night shifts after closing, and deliveries go through service corridors at booked times. We plan the programme around your mall's rules.
  • Landlord and authority inspections: the landlord inspects before you trade, and fire services usually need testing and sign-off. We close the snag list and hand over as-built drawings.

Mall leases often include a fit-out period and set a date by which the store should open, so delays can cost rent or carry penalties. Check those terms with your landlord, then share them with us so the programme is built around them.

Street-front, plaza and destination stores

Not every Riyadh store is in a mall. Showrooms and boutiques line Olaya Street and Tahlia Street, and many neighbourhood brands open in the open-air plazas and strip centres of the northern districts such as Al Yasmin, Al Malqa, Hittin and Al Narjis. Curated destinations such as VIA Riyadh bring their own design standards for luxury tenants, and seasonal zones during Riyadh Season create demand for pop-ups and kiosks that have to be built fast and look finished.

Street-front units bring a different set of questions. The shopfront faces the sun and the street, parking and access affect the entrance, and there may be no mall MEP backbone to connect to. Riyadh has also begun applying design guidelines to some commercial corridors, which can affect facades and signage, so the current rules for your street should be confirmed with the municipality before the shopfront is designed.

Approvals and building rules for retail fit-out in Riyadh

Beyond the landlord, a store in Saudi Arabia typically needs a commercial licence through the Balady platform, which is linked to a Civil Defense safety permit. Depending on the activity and risk level, the premises may also need a Civil Defense safety certificate through the Salamah platform, and some activities need inspection on site. Fit-out works are generally expected to follow the Saudi Building Code (SBC) and Civil Defense fire and life safety requirements, and some scopes, such as changes to the shopfront or structure, may need a separate municipal permit.

The exact requirements depend on the activity, the size of the store and the building, and they change over time, so always confirm current requirements with your landlord and the relevant authorities. We prepare design, MEP and fire drawings that support these submissions, respond to review comments and agree with you upfront who handles each application.

Designing a Riyadh store for heat and dust

Riyadh's climate is hot and dry, very different from humid Jeddah. Summer days regularly pass 40 degrees, and dust storms are common. That shapes how a store should be specified:

  • Cooling at the entrance: open mall fronts and street doors let heat in, so AC zoning, air curtains on street units and the position of the cash desk away from the hottest spot matter.
  • Dust control: sealed shopfront details, door seals on street units, accessible AC filters and finishes that are easy to wipe down keep the shop floor and the stock clean.
  • Glazing and sun: west and south-facing street fronts usually need solar control glass, film or a deeper canopy so window displays do not fade and the store stays comfortable.
  • Durable surfaces: hard-wearing flooring and joinery finishes that tolerate daily cleaning, sand tracked in from the street and high footfall at weekends and in the evenings.
  • Lighting heat: efficient LED display lighting reduces heat load on the AC as well as energy use.

Retail design that sells to Riyadh shoppers

A good store is a sales tool, not just a nice interior. Riyadh shoppers often visit in the evening and at weekends, frequently as families or in groups, so the store has to handle peaks. The decisions that matter most:

  • Customer flow: a clear loop past the key categories, aisles wide enough for strollers and groups, and the best wall given to the highest-margin product.
  • Shopfront and window: the few seconds in which a passer-by in a busy mall corridor decides to come in.
  • Fitting rooms: enough rooms for evening peaks, generous size, good mirrors and lighting, and real privacy.
  • Cash desk and wrap: placed for queues and impulse items, with space for gift wrapping, which matters in perfume, oud and gift categories.
  • Seating and consultation areas: for jewelry, abaya and beauty brands where a purchase is a conversation.
  • Stockroom and back-of-house: enough storage and a clear stock route so the floor stays tidy during busy seasons such as Ramadan and Eid.

Rolling out one store format across Riyadh and the Kingdom

Many retail clients in Riyadh are not building one store, they are building the first of many. We can turn an approved design into a store standard: a kit of fixtures, a finishes schedule and clear rules for adapting the layout to different unit sizes and different landlord manuals. That keeps the brand consistent from a mall flagship to a plaza branch and makes later branches faster to design, price and approve. If you also trade in Egypt, see our retail store fit-out in Cairo.

Our retail fit-out process, step by step

  • Brief and site survey: we visit the unit, measure, review the fit-out manual and the existing services and listen to your brand and sales goals.
  • Concept design: layout, customer flow, materials, lighting and 3D views of the shopfront and key areas.
  • Detailed design and MEP coordination: construction drawings, shopfront details, joinery and fixture drawings, finishes schedule and coordinated AC, electrical and fire layouts.
  • Itemised BOQ and quotation: every item quantified and priced so you can compare and value-engineer line by line.
  • Landlord and authority submissions: drawings submitted, comments closed out, permits handled by the party agreed for your project.
  • Procurement: long-lead items such as imported fixtures, specialist lighting and stone are ordered early.
  • Site execution: finishing, joinery and MEP works within the mall's working hours, with regular progress reports.
  • Handover and opening: testing, landlord inspection, snag close-out, as-built drawings and the defects period.

How long does a retail fit-out in Riyadh take?

There is no honest single number, but the programme is driven by predictable factors:

  • Unit size and starting condition: a bare shell takes longer than a re-fit of an existing store.
  • Your decisions: fast sign-offs on design and samples save more time than anything on site.
  • Review cycles: landlord, franchisor and authority reviews vary by mall and by how complete the first submission is.
  • Long-lead items: imported fixtures, lighting and special finishes can take many weeks.
  • Working windows: night-only work in an operating mall stretches the site period.
  • Season: Ramadan working hours change, and each summer Saudi Arabia typically bans outdoor work in direct sun at midday, usually from 15 June to 15 September between 12:00 and 15:00. The dates announced for the current year should be checked. This mainly affects deliveries and street-front works.

After the site survey we issue a programme with design, approvals, procurement and site works shown as separate phases, so you can plan your opening on realistic dates.

What drives retail fit-out cost in Riyadh

We do not publish price lists or rates per square metre, because two stores of the same size can differ widely in cost. The main drivers are:

  • The starting condition: shell and core, or a previous store that has to be stripped out.
  • Shopfront specification: glazing, cladding, signage and any landlord-required materials.
  • Custom joinery and display fixtures, including vitrines and security features.
  • MEP scope: AC connections and zoning, lighting design, power and data, fire alarm and sprinkler changes.
  • Finish level: stone, specialist flooring, feature ceilings and decorative lighting.
  • Landlord requirements such as nominated contractors for fire systems, night working and hoarding.
  • FFE and loose items, imported or locally available.
  • The programme: a fixed opening date can mean extra shifts and faster procurement.

Your quotation is an itemised BOQ prepared after the site survey, so you can see exactly what you pay for and where to save without lowering the standard.

Why retailers choose NoVi for store fit-out in Riyadh

  • One design and build team: interior design, shopfront, MEP, finishing, joinery and FFE under one contract.
  • Mall processes built into the plan: fit-out manuals, submissions, hoarding and night works are planned from day one.
  • A specification written for Riyadh: heat, sun and dust are designed in from the first drawing.
  • Transparent pricing: an itemised BOQ instead of a lump sum you cannot check.
  • Retail design work you can review: clothes, cosmetics, concept, jewelry, pharmacy and beauty galleries in our portfolio.

Saudi F&B and retail case studies you can open

Both are NoVi design commissions. The case studies cover the design work only, not construction on site:

  • Hassan Café, Riyadh: interior design, furniture and fixtures, lighting, custom joinery and branding support for a 400 m² café.
  • El Mukhtar Sweets, Al Khobar: one continuous line of display counters, wall displays, terrazzo and timber, and the shopfront customers arrive through.

For a showroom we worked on in Egypt, see the furniture showroom case study.

Questions

Frequently asked questions

Straight answers to what clients ask us before a site survey. Not covered here? Ask the team directly.

Ask the team

Do you handle mall landlord approvals for a store fit-out in Riyadh?

Yes. We review the landlord's tenant fit-out manual, prepare the concept, shopfront, MEP and fire drawings for submission and respond to the mall's comments until the design is approved, before any work starts on site.

Which licences does a retail store in Riyadh need?

A store typically needs a commercial licence through the Balady platform, linked to a Civil Defense safety permit, and depending on the activity a Salamah safety certificate. Works are generally expected to follow the Saudi Building Code. Requirements vary by activity and change over time, so confirm current requirements with your landlord and the authorities.

How long does a shop fit-out in Riyadh take?

It depends on the unit size and condition, how fast designs and samples are signed off, landlord and authority review cycles, lead times for imported fixtures and whether the mall allows night work only. After the site survey we issue a programme with design, approvals, procurement and site works as separate phases.

How much does a retail fit-out cost in Riyadh?

We do not quote per square metre figures because cost depends on the starting condition, shopfront, joinery and display fixtures, MEP scope, finish level and landlord requirements. You receive an itemised BOQ after the site survey, so every line can be reviewed and value-engineered.

Can you work at night inside an operating mall?

Yes. Many malls limit noisy and dusty works to night shifts after closing and control deliveries through service corridors. We plan the site programme and manpower around your mall's working windows and house rules.

Can you roll out the same store design to several branches?

Yes. We can turn an approved design into a store standard with a fixture kit, a finishes schedule and rules for adapting the layout to different unit sizes and landlord manuals, which keeps branches consistent and faster to approve.
