NoVi is a commercial fit-out contractor in Cairo for businesses that cannot afford a late opening. We take an administrative office, clinic, store or restaurant from a bare or previously used unit to a working, licence-ready space, with design, MEP, joinery and finishing under one contract.
Our Egyptian commercial work ranges from a 160 m² restaurant and coffee shop in Sheikh Zayed, finished with its electromechanical and light-current systems, to hospitality interiors for Fairmont Nile City and the Talisman Hotel in Zamalek. Every project runs under our ISO 9001:2015 quality system.

02Fit-Out in Cairo
Fit-out planned backwards from your opening date
Commercial units in Cairo arrive in every condition: a core-and-shell floor in the New Administrative Capital, a semi-finished clinic in a Fifth Settlement medical building, or a Sheikh Zayed restaurant unit still carrying the previous tenant's kitchen. The first survey checks what the building really provides, from electrical capacity and AC condenser locations to drainage and fire detection, because those decide the programme more than the finishes do.
From there we identify long-lead items early, such as AC units, special joinery and imported lighting, and tell you at proposal stage if a date is unrealistic rather than in the third month. Our guide to commercial fit-out steps explains the sequence in more detail.

04Fit-Out in Cairo
Building, Civil Protection and licence requirements in Egypt
- Building management or landlord approval. Administrative and medical buildings, and malls, review fit-out drawings and set rules on working hours, access, protection and debris.
- Civil Protection. Fire detection, extinguishing and escape routes must meet the fire-safety requirements that apply to the activity and the building.
- Activity licence. Clinics, pharmacies and food outlets are licensed on their layout as well as their paperwork, so we design to those requirements from the first plan.
- Utilities. Added electrical load, gas for commercial kitchens and water connections are applied for early, because they often set the opening date.

What drives commercial fit-out cost in Egypt
Fit-out is priced from the BOQ in Egyptian pounds; two units of the same size can differ widely because of MEP and joinery.

Yes. Most units there are delivered in core and shell condition, so the scope usually covers AC, power distribution, ceilings, partitions, flooring and data. We check the building's rules and capacity at survey before pricing.
What does a clinic fit-out in New Cairo need beyond the design?
A layout that satisfies the licensing requirements, drainage and power points planned around the equipment list, washable finishes and the building's approval. Confirming the equipment early is what keeps the programme predictable.
Can you take over a restaurant unit with the previous tenant's fit-out?
Yes. We survey what can be reused, especially extraction, drainage and gas routes, then price stripping and rebuilding separately so you can see what the existing fit-out saves.
Do you work at night in occupied Cairo buildings and malls?
When the building requires it, yes. Noisy works are scheduled to its permitted hours, and the programme and price reflect those restrictions from the start.
Can you roll out the same concept to several branches in Egypt?
Yes. We document the concept as a repeatable kit of fixtures, materials, lighting and signage rules, so each new branch is an adaptation rather than a redesign.
Do you supply office furniture and equipment in Egypt?
Yes, as part of the contract if you wish. We select, procure and install furniture and fixtures with our supply partners, so the space is handed over ready to trade.
