NoVi is a finishing company in Egypt trusted with compound-scale work: we deliver concrete and architectural finishing on Mivida Gardens — 200 villas in New Cairo. The same discipline goes into a single apartment in the Fifth Settlement or a villa in Sheikh Zayed.
Every finishing project is run under our ISO 9001:2015 quality system and inspected stage by stage, from masonry to the last coat of paint. In the New Administrative Capital we are also delivering finishing, landscape and infrastructure for Capital Hills — 240 units.

Super lux, ultra super lux and high-end finishing
The labels are used loosely in Egypt; in our BOQ every item is specified by material and grade, so the label never replaces the detail.

Masonry and plastering

04Finishing in Egypt
Compound finishing rules and the finishing deposit
Every developer runs its own finishing permit, and the rules decide when you can start and whether you get your deposit back.
- Finishing permit. Most developers ask for architectural, electrical and AC drawings before issuing a permit. We prepare the set and coordinate the submission with you.
- Finishing deposit (تأمين التشطيب). A refundable deposit protects the compound against damage and rule breaches. Clean sites, controlled deliveries and debris removal are how it comes back to you.
- Façade and external guidelines. AC unit positions, balcony enclosures, pergolas and exterior colours usually follow the master plan and need approval.
- Working hours and access. Site hours, worker passes and delivery windows are set by the compound; we build them into the programme from day one.

We record the unit's condition, agree the design and finishing level, and price every item in EGP.
Permit and mobilisation
Developer drawings submitted, deposit paid and long-lead items such as marble and joinery ordered early.
Rough works
Masonry, electromechanical routes, plastering and waterproofing, inspected before being covered.
Finishes
Flooring, ceilings, paint, doors, joinery and sanitary ware, installed to the shop drawings.

Snagging and handover
Systems tested, snags closed and the unit handed over clean, ready for the deposit to be released.

What drives the cost of finishing in Egypt
Two units of the same size can end up far apart in cost. These are the items that make the difference.
- Unit condition: red brick needs the full scope; semi-finished units can save items or need rework.
- Stone and flooring: imported marble and large-format porcelain can multiply the flooring budget.
- AC and electrical: concealed or central AC, lighting design and smart home add engineering and material cost.
- Joinery: kitchens, dressing rooms, doors and wood cladding are often the largest single item.
- Access and compound rules: working hours, delivery windows and upper-floor access shape the programme and the site cost.

Ask the teamHow is the cost of finishing calculated in Egypt?
From your unit, not from an average. We survey the unit, agree the design and finishing level, then price a BOQ item by item in EGP and issue a fixed quotation before work starts. The unit's condition, stone, AC and electrical scope and joinery move the number most.
What is the difference between super lux and ultra super lux?
Ultra super lux usually means natural marble, detailed gypsum work, premium paint and fittings and a full AC and lighting design, where super lux uses upgraded porcelain and simpler ceilings. In our BOQ the materials, not the label, define the level.
Can you get my compound finishing permit and protect my deposit?
We prepare the drawings the developer requires, coordinate the submission with you and run the site to the compound's rules on hours, deliveries and debris, which is what keeps the finishing deposit refundable.
My unit is semi-finished. Do I have to start from scratch?
Not necessarily. At survey we check what the developer installed, from plaster to electrical routes, and keep whatever meets the design. The BOQ then shows exactly what is reused and what is replaced.
Can you finish my apartment while I work in the Gulf?
Yes. Selections are approved online against 3D views and samples, the permit is coordinated from Cairo, and you receive regular progress updates from site.
Do you finish villas in Sheikh Zayed and the North Coast?
Yes. West Cairo villas are served by the same site teams as New Cairo, and North Coast homes are planned backwards from the start of the summer season, with deliveries organised before works begin.
